L’buying a house by the sea it is a desirable investment for many, but how much is the average price of a property in the most popular Italian seaside resorts? And how do they change? requested figures if you opt for a house a 5 minute walk from the beach versus one further away?

What locations were analysed?
Here’s what they are destinations examined:
- Jesolo;
- Lignano Sabbiadoro;
- Gallipoli;
- Forte dei Marmi;
- Rimini;
- Riccione;
- Alassio;
- Cervia;
- San Michele al Tagliamento;
- Sorrento;
- Viareggio;
- Senigallia;
- Palinuro;
- Alghero;
- Sabaudia;
- Anzio.
How much have prices grown compared to 2019?
Compared to 2019, house prices increased in almost all seaside centers analysed, regardless of the immediate proximity to the sea.
As for the properties 5 minutes walk from the beach, costs increased by 43.4% in Alghero and 41.1% in Lignano Sabbiadoro. The more peripheral homeshowever, they recorded a increase in costs in Jesolo (+42.8%) e Sorrento (+34.4%).
Opposite trend to Alassio and Riminiwhere the requested figures have decreased compared to 2019.
To Alassiohomes far from the sea have had a drop in prices by -10.3%, unlike those located a 5 minute walk from the beacha, who have recorded a price increase of 0.1%. TO Rimini, however, the prices of houses located facing the sea decreased by 0.2%unlike those of further away homes (+11.5%).
The most expensive destinations
Here’s what they are more expensive cities both to buy a house 5 minutes walk from the sea and to buy a property located further away:
- Fort of the Marmsi: in the Tuscan city for a house a few steps from the sea the average request is 10,000 euros/m2, while for a house beyond this distance the price is 8,681 euros/m2.
- Sorrento: 7,988 euros/m2 is the average amount required to purchase properties near the beach, compared to 7,400 euros/m2 for houses further away.
- Alassio: in the Ligurian city for a house 5 minutes walk from the sea you need 6,200 euros/m2 and 4,400 euros/m2 for more peripheral homes.

The situation in the other seaside resorts
Except for Rimini and Sorrento (where the price difference between a house located 5 minutes walk from the sea and one located further away is not very large), in the other seaside destinations analysed, a house near the beach costs more than a house further away.
In the first case, the figures requested a Rimini they are hovering around the 2,835 euros/m2 for the houses closest to the beaches and 2,685 euros/m2 for those located further away. As we have seen previously, Sorrento the difference between the asking prices is approximately 8%..
As for the other seaside resorts, in Viareggio for a house near the beach the average price is 4,589 euros/m2, while for a property beyond this distance 2,750 euros/m2. TO Senigalliain the first case the requested amount is 3,400 euros/m2 and 2,241 euros/m2 for a house further from the sea.
The difference between the asking price for a house 5 minutes walk from the sea and a more peripheral house is:
- 44% in Riccione;
- 42.5% in Alassio;
- 40.3% in Anzio.
