What locations were analysed?

Here’s what they are destinations examined:

  • Jesolo;
  • Lignano Sabbiadoro;
  • Gallipoli;
  • Forte dei Marmi;
  • Rimini;
  • Riccione;
  • Alassio;
  • Cervia;
  • San Michele al Tagliamento;
  • Sorrento;
  • Viareggio;
  • Senigallia;
  • Palinuro;
  • Alghero;
  • Sabaudia;
  • Anzio.

How much have prices grown compared to 2019?

Compared to 2019, house prices increased in almost all seaside centers analysed, regardless of the immediate proximity to the sea.

As for the properties 5 minutes walk from the beach, costs increased by 43.4% in Alghero and 41.1% in Lignano Sabbiadoro. The more peripheral homeshowever, they recorded a increase in costs in Jesolo (+42.8%) e Sorrento (+34.4%).

Opposite trend to Alassio and Riminiwhere the requested figures have decreased compared to 2019.

The most expensive destinations

The situation in the other seaside resorts

Except for Rimini and Sorrento (where the price difference between a house located 5 minutes walk from the sea and one located further away is not very large), in the other seaside destinations analysed, a house near the beach costs more than a house further away.

In the first case, the figures requested a Rimini they are hovering around the 2,835 euros/m2 for the houses closest to the beaches and 2,685 euros/m2 for those located further away. As we have seen previously, Sorrento the difference between the asking prices is approximately 8%..
