The availability of spending decreases and the time it takes to sell houses increases, especially in large cities. According to the most recent analyzes of the Tecnocasa Group Research Office, at the beginning of the year the concentration in the lowest spending range, up to 119 thousand euros, is greater (25.5 percent of the total), while the days spent on the market of apartments increase from 104 to 108.

Spending to buy a house in big cities

Tecnocasa’s analysis of spending availability in large Italian cities reveals a predominance in the lowest spending range, up to 119 thousand euros, with 25.5% of the total. The January 2024 data shows a similar trend to that observed in July last year, indicating an even distribution of requests across the top three spending bands.

Milan and Rome record the greatest concentration in the spending range between 250 and 349 thousand euros, with 25.1%. This phenomenon is attributable to the higher real estate prices of these two metropolises. In contrast, Genoa stands out for the highest percentage of willingness to spend in the range up to 119 thousand euros, with 62.5%, followed by Palermo with 53.0%. In Genoa, in particular, there is a significant increase in concentration in the lowest spending range.

How much you spend to buy a house in smaller cities

In the smaller regional capitals45.6% of potential buyers declare a willingness to spend less than 119 thousand euros, up compared to 44.3% in July 2023. The highest percentages of requests in the lowest spending range are recorded in Campobasso, with 79.7%, and in Perugia, with 74.7%.

In large cities, the average time to close a sale went from 104 days in January 2023 to 108 days in January 2024, marking an increase of four days. This increase is attributable to more prolonged negotiations by buyers.

Bologna and Milan the cities with the fastest sales times are confirmed, with 68 and 72 days respectively, despite an increase of 18 and 17 days compared to the previous year. On the contrary, Palermo and Bari record the longest sales times, with 132 and 126 days respectively.

Where homes sell fastest

In the areas of the hinterland of large cities, average sales times are 137 days, slightly improved compared to 138 days a year ago. The Naples hinterland records the shortest sales times with 115 days, improving by 10 days thanks above all to the dynamism of the holiday home market. They follow theMilan’s hinterland with 119 days and that of Florence with 120 days.

In the provincial capitals, the average sales time remains stable at 131 days, almost in line with the 130 days needed a year ago.
