Even in the summer, problems in the condominium don’t go on holiday. ANAMMI, the National European Association of Property Administrators, reminds us of this, which has drawn up a series of practical advice to help associated administrators and protect condominium owners. According to the president of the Association Giuseppe Bica, in fact, to prevent unpleasant surprises during the hottest season it is necessary to focus on everyone’s collaboration and it is better to have a handbook with some advice for peaceful coexistence under the sun. Here’s which one.

Prevention of Electrical Faults

One of the first measures concerns the prevention of faults in the electrical system. “Mini blackouts are a summer classic,” recalls Bica. “Before leaving, it is advisable to turn off the electricity or, if this is not possible, disconnect all electronic devices. Furthermore, emptying the freezer and turning off the water switch can avoid unpleasant surprises.”

Security and Anti-theft

Particular attention also goes to safety systems. “A crazed alarm siren is a problem for both the owner and the neighbors,” Bica points out. “Hanging the installation company number on the door allows for a quick resolution of the problem and acts as a deterrent to thieves.” Furthermore, it is essential to always close the door and entrance gate, even if the summer heat causes you to be less careful.

Social Life and Night Noise

Summer brings with it an increase in convivial occasions. “If you organize a party or dinner, it is a good idea to notify your neighbors, apologizing in advance for any possible disturbance,” advises Bica. “Better yet, invite them to participate.”

Administrator on holiday

The ANAMMI recommendations also apply when the administrator is on holiday. “The administrator must still protect the condominiums,” says Bica. “Before leaving, it is necessary to provide a list of companies and professionals for repairs and maintenance, as well as useful numbers such as the fire brigade.” If there is a concierge, he will manage emergencies based on the list provided by the administrator. In the case of a professional firm, a temporary contact person may be designated.
