It’s finally there a new future on the horizon for the so-called “Mushroom” of Garbatolathe seven-storey building that has stood between via Europa and via XX Settembre since the 1990s and for decades has remained in a state of complete abandonment: last month, in fact, building renovation works have begun within the area of 3.5 million euros – as reported by the construction site itself – which will give substance to a project which involves the construction of approximately 120 apartments or small offices.
Mayor Daniela Colombo explained this during the last council meeting, responding to the questions interpellations presented by the League, the Nervianese and Con Nerviano Independent Group and the Democratic Partywho asked for updates on the construction site and on the agreement and above all on the planned public works.
Work on the construction of the property began over 30 years ago. The building, created as a hotel and then transformed into a property for residential or office use in 2009, however, it remained unfinished. From then on, the history of the “Mushroom” was marked by others graffiti, vandalism, abandonment of waste and actual looting. Today the “Mushroom” and the plot of land surrounding it have a new owner after theawarded at the 2022 auctionwhen by now the basic price for the sale had dropped from the initial 7 million euros to one million, with the possibility, however, of submitting offers starting from 750 thousand euros, and finally a turning point is looming for the building: the new ownership, in fact , has presented the building permit required by the agreement and has already paid around 350 thousand in urbanization charges to start the construction site.
The knot linked to public works remains to be resolved which the operator will have to take care of: the agreement, in fact, provided for the creation of a cycle path in the area of the sanctuary of the Madonna di Dio ‘l sà by the property at the same time as the building project (considered by the League to be a fundamental work «given the danger of the road») and by a roundabout on the Sempione state road, at Viale Europa, by the municipal administration with the obligation to the operator to pay approximately 630 thousand euros. However, there is talk of executive projects dated 2005 and therefore inevitably pay the price of time.
«In 19 years the regulations have changedboth in terms of the highway code but above all in relation to the new procurement code, in addition to the need to actualize that project with respect to the costs of carrying out the work – the first citizen explained during the council meeting -. Net of the satisfaction for the profitable collaboration initiated with the property and for achieving the objective of a redevelopment process for that property, the changing needs of the territory must certainly also be taken into account. In this sense as the municipal administration we are considering reconsider the public works foreseen by the agreement: obviously these are assessments that could lead to the modification of the current agreement, without however altering the qualitative and quantitative level of the standards and remaining in compliance with the provisions of the PGT. There will be further meetings with the owners soon the intention is to bring the guidelines to the next commission on 20 June which will become a topic of discussion in the context of the revision of the convention”.
