Coima Sgr presented a further piece of the urban regeneration project: the northern sector adjacent to via Melchiorre Gioia sees the completion of Pirelli 35, former headquarters of Telecom Italia entirely redeveloped, and of the structures of the East Tower of Portals, terminated in elevation. Both buildings are already rented: in particular, to date over 60 percent of the 33 thousand square meters of commercial space has already been rented to companies in the financial and publishing, fashion and digital services sectors.

The spaces of the east tower of the Portals have instead been rented since 2022 Kpmg which, once the works are completed, will make it its main headquarters in Milan, being able to accommodate up to 3,500 professionals. Pirelli 35 and I Portali are part of the urban regeneration project of Porta Nuova Gioia, subject to a unitary master plan that includes the developments of Pirelli 32, Pirelli 39, Gioia 22 and related surrounding areas, for which the Municipality of Milan and Coima have signed an agreement for the redevelopment of public and pedestrian areas.

Among these, the development of Gioia 22 tower, designed by the American studio Pcpa and headquarters for Intesa Sanpaolo of the new one Isybank. With the rental contracts signed in the last year, the Porta Nuova neighborhood reaches 100 percent occupancy of the spaces and confirms the levels of prime rent Milanese regarding the office market: a growth of 20% higher than that recorded in the last decade and 32% compared to 2019 (pre-Covid). The Porta Nuova neighborhood today records a diversification of the reference product sectors, with the presence of different sectors: Digital & Tech 25% (15% in 2019), Financial Services 36% (40% 2019), Fashion 18%, Food & Beverage 4%, Pharmaceuticals 4% and «other» 13%.

To date, pending the release of building permits, the reclamation phase has been completed. The construction site will take approximately three years to complete. The Botanical Tower will rise next to the Pirellinowhile the «greenhouse bridge» which was supposed to unite the two buildings it is no longer part of the executive project.
