To own a Beach house It is a desire shared by many: imagining waking up every morning with the view of the blue horizon, breathing the salty air and enjoying the serenity that only coastal life can offer is a daydream. However, fantasy can clash with the reality of high costs which often characterise the most sought-after seaside resorts.

In Italy, in particular, some cities stand out not only for their scenic beauty and quality of life, but also for their high prices of the real estate market. So let’s take a look at classification drawn up by Immobiliare.it Insightsthe proptech company of the group Immobiliare.itwhich compared the purchase prices of properties within 5 minutes of the beach and beyond this radius in some of the most renowned destinations: Jesolo, Lignano Sabbiadoro, Gallipoli, Forte dei Marmi, Rimini, Riccione, Alassio, Cervia, San Michele al Tagliamento, Sorrento, Viareggio, Senigallia, Palinuro, Alghero, Sabaudia and Anzio.

The most expensive is Forte dei Marmi

Among the destinations examined, Fort dei Marmi stands out for being the most expensive, regardless of proximity to the beach. To buy a house a few steps from the sea in the famous Tuscan location, the average price exceeds 10,000 euros per square meter, a figure that is reduced to 8.681 euro per square meter if you walk further than five minutes from the beach.

Over 7000 euros per square meter in Sorrento

In second place we find Sorrentowhere the average budget to buy a house near the beach is around 7.988 euro per square meter. By opting for homes further away from the sea, the price drops slightly, reaching just over 7.400 euro per square meter.

Alassio is also very expensive

Third step of the podium for Alassio: in the popular Ligurian destination, it is necessary to spend more 6.200 euro per square meter to buy a property within five minutes walk of the sea. For houses beyond this distance, the cost drops to approximately 4.400 euro per square meter.

The most significant price difference is in Viareggio

In all the locations examined, there are on average houses within walking distance of the sea more expensive compared to those more distant. The record in this sense goes to Viareggiowhere buying a house near the beach currently costs the 67.1% more compared to one located at a greater distance. In the first case, the asking price is 4.589 euro per square meter, while in the second it is just under 2,750 euros per square meter.

Where the spending gap exceeds 40%

Also to Senigallia the difference between prices is significant: those who want to buy a house facing the sea must plan an average budget of almost 3.400 euro per square meter, 51.3% more than those who choose to live in the suburbs, where the cost drops to 2,241 euros per square meter. The spending gap remains high (over 40%) even in Riccione (circa 44%), Alassio (42,5%) e Anzio (40,3%).

The case of Rimini and Sorrento

Finally, here are the two destinations where, although the cost increases closer to the sea, the difference between prices is not so marked. This is the case in Rimini, where the variation between one purchase and another is only 5,6%: buying within a five minute walk from the beach costs on average 2.835 euro per square meter, while beyond this limit the price drops to 2.685 euro per square meter. Even in the aforementioned Sorrentothe difference between buying near or far from the sea is rather small, with a variation of approximately8%.
