The discount on the sale price of houses increases

(Adnkronos) – In 2023, fewer houses were sold, 9.7% less than in 2022, as shown by the data released by the 2024 OMI / Revenue Agency Report. A decrease that also continues in the first quarter of 2024 with -7.6% homes sold compared to the first quarter of 2023 and -7.2% compared to the last quarter of 2023. In parallel with the widespread reduction in sales volumes, there is a indicator that increases. This is the discount on the selling price of residential properties. According to the Research Office of the Tecnocasa Group, the average discount on the sales price, in the second half of 2023, reached 8.3%.

A figure that underlines the further increase in the gap between the price requested by the seller and the price that the buyer is willing to pay for the property. Going into the specifics of the data, the average discount on the final price of sales changes depending on whether it is a newly built property, in this case it is 4.5%, rising to 7.5% for houses that are not new but renovated and reach 8.5% for older properties that require renovation. Further differences can be noted with reference to the categories and types of property. For example, for cheap properties the discount on the final price is higher than 10% compared to what was initially requested by the seller, while for stately homes the discount drops to 6.7%. The housing units located on the ground floor obtain an average reduction of 8.5% on the sales price, while the top floors have smaller discounts, 7.7%. Significant reductions, equal to 9.6%, also concern properties that are sold due to the economic needs of the seller who, therefore, is willing to accept a reduction in the sales price in order to quickly complete the sale. .
