According to the latest report on rents published by the real estate portal, the increase on an annual basis stands at 12.7%. Growth in rents in the majority of Italian capitals surveyed in May: 52 centers recorded an increase, while 32 recorded reductions. Among the cities with the greatest increases we find Campobasso (8.1%), Catanzaro (6.5%), Rimini (5.3%) and Caserta (5%). Milan confirms itself as the city with the highest rents in Italy, with an average of 23.5 euros/m², followed by Florence (20 euros/m²), Bologna (17.3 euros/m²) and Rome (16, 5 euros/m²). Como, Naples and Bolzano also recorded values ​​higher than the national average of 13.9 euros/m² per month, with 16 euros/m², 15 euros/m² and 14.7 euros/m² respectively. On the contrary, the most affordable cities for Italian renters are Caltanissetta (4.6 euros/m²), Reggio Calabria (5.5 euros/m²) and Cosenza (5.6 euros/m²).

In May, 80 Italian provinces recorded an increase in rents, with Teramo (20.6%), Latina (18.1%) and Lecco (14.1%) leading this growth. Other double-digit increases affected Campobasso (11.6%), Catanzaro (11.4%), Massa Carrara (10.7%) and Arezzo (10%). The main Italian provinces all show a trend of growth: Rome (2.9%), Turin (2.6%), Naples (1.9%) and Milan (0.9%). The provinces of Chieti and Modena recorded no changes compared to April, while 21 provinces reported drops, with the most significant drops in Verbano-Cusio-Ossola (-13.8%), Rimini (-6.2%) and Bolzano (-6%). On the price front, Belluno (32.1 euro/m2) appears to be the most expensive Italian province for renters, followed by Lucca (31.1 euro/m2) and Grosseto (24 euro/m2). Average requests from owners exceed the national average of 13.9 euros in 14 provinces, whose prices are between 22.9 euros/m2 of Ravenna and 14.4 euros/m2 of Bolzano. In the other 87 provinces monitored by idealista, rent values ​​remain lower than the national average, ranging between 13.7 euros per month in Como and 4.8 euros in Enna, the province with the cheapest rents in Italy.

The Report highlights increases in all Italian regions, with the exception of Trentino-Alto Adige (-2.2%) and Friuli-Venezia Giulia (-2.1%). Positive trends for all the other regions with the greatest increases evident in Molise (11%), Calabria (7.5%), Liguria (6.1%) and Abruzzo (5.6%). The remaining increases range from 5.1% in Basilicata, gradually decreasing to 0.6% recorded in Emilia-Romagna. Lazio (4.4%) and Lombardy (1.6%) also increased. Valle d’Aosta confirms itself as the region with the highest rental prices, with an average of 21.4 euros/m². Lombardy follows with 19.9 euros/m² and Tuscany with 18.2 euros/m². Lazio (14.3 euros/m²) and Emilia-Romagna (14.2 euros/m²) also record asking prices higher than the national average of 13.9 euros/m². The regions with rents lower than the national average vary from 13.3 euros/m² in Trentino-Alto Adige and Liguria to 7.1 euros/m² in Molise, which remains the cheapest region for Italian renters.

If to all this we add the precarious and unsatisfactory state of financing for public residential construction, we can reasonably conclude that it will not be possible to emerge from this growing crisis except with a clear and structural reversal of direction, capable of providing serious responses to the housing emergency.”

SUNIA presented to the Senate a few days ago the “Popular petition for the right to live” which collected around 45,000 signatures to ask Parliament, the Government and all the institutions to adopt concrete measures to guarantee everyone the right to live, refinancing the funds for “Rent support” and “Innocent arrears”, developing a Housing Plan with certain investments for the construction and renovation of ERP houses, approving a framework law of the managing bodies that improves their efficiency, activating a program of urban and social redevelopment of the suburbs and regulating the short-term rental market.
