In 2023 buying a house 66.6% were concluded by families (couples with or without children) and 33.4% by singles. The report by the Tecnocasa Research Office highlights that in large Italian cities the share of single buyers increases and reaches 39.9% of the total. But not in Bologna.

Single buyers

At a national level, there is a constant growth in the percentage of single buyers, from 28.7% in 2019 to 33.4% in 2023. The share of families who purchase is decreasing, between 2019 and 2023 it goes from 71.3% to ‘current 66.6%.

In 2023, among the cities with the highest percentages of single buyers, we should mention Milan (49.6%), Florence (45.1%), Turin and Rome (44.5% and 44.4%). The cities with the lowest percentages are Naples (25.8%) and Verona (27.8%).

Bologna in countertrend

Compared to 2022, most large cities show growing percentages of purchases by singles, with the exception of Bologna and Verona where the shares are decreasing, while percentages similar to the previous year are recorded in Naples and Palermo.

What they buy

Families are more inclined towards holiday homes, compared to singles (8.6% against 3.9%) with an investment of 20.2% against 17.7% of singles. The percentages of purchases for investment grow if only large cities are considered: families buy for investment in 31.0% of cases, while singles stop at 24.5%.

In general, compared to 2022, both for families and singles, the percentages of purchases for investment purposes increase and the percentages of purchases of holiday homes remain stable.

Families purchase larger types on average: the three-room apartment is the type most bought and sold by both families and singles (with 33.3% and 36.5% respectively), moving on to the 2-room apartment, substantial differences emerge with a share of 15 .0% for families, compared to 31.7% for singles. As for independent and semi-independent solutions, 24% of sales were made by families, while singles stopped at 12.9%.

In large Italian cities, the most popular type of apartment chosen by singles is the two-room apartment, which accounts for 40.4% of purchases, while the three-room apartment comes in second, at 33.3%. As for families who buy in large cities, the three-room apartment is still the preferred type (35.5%), followed by two-room apartments (23.7%) and four-room apartments (21.8%). In large cities, purchases of independent and semi-detached solutions are marginal and amount to 3.1% for families and 1.8% for singles.

In Italy in 2023, 48% of families bought with the help of a mortgage, a figure that drops to 40.3% for singles. In any case, both families and singles, in 2022, showed higher percentages of purchases with a mortgage, also as a consequence of the rise in interest rates.
