Expansion of the scope of urban planning rules for buildings overlooking the sea in the historic center of Olbia. After the height limits imposed for the buildings on the city waterfront, in the Cossiga seafront, Piazza Crispi and via Genova, the municipal administration extends the application of the measure also to the stretch of seafront between via De Filippi, via Nanni and via dei Lidi , to protect its landscape value.
There are two height bands, established in 2022: eleven meters and a maximum of three floors for those with a sea view and thirteen meters, a maximum of four floors, for the properties behind the first band. Objective, to safeguard the harmony of the city skyline, pending the adoption of a detailed study of the waterfront areas. The measure, approved today during the City Council, is also valid for practices already underway for which the relevant authorization has not yet been granted. Presenting it was the councilor for urban planning, Bastianino Monni: «With a city in continuous development, they deemed it necessary to extend the conditions to anyone who redevelops the urban heritage overlooking the sea: limiting the heights in areas that would allow a volume of up to 20 meters height, to ensure that the entire city overlooks the sea, to avoid a wall effect and to plan the city according to harmonious growth”.
The Olbia Democratic group rises up and raises doubts about the posthumous extension to areas which, in 2022, should have had the same treatment. The dem councilor, Gianluca Corda, says: «Clockwork spot interventions, disconnected from an overall planning of the city, without fairness which fuel suspicions in the city about a double speed in management and about the confusion between good administration and the practice of injustices ». For the group leader of democratic Olbia, Ivana Russu, “if the restriction is extended after two years, unequal treatment is created”. Monni’s reply was timely: “Only by not approving this resolution do we give space to speculators.”
