The Marilleva 1400 center (Trento) confirms itself as the district that has benefited most from the 110% Superbonus and, therefore, also from the Pnrr funds intended to support building renovation measures as part of the Superbonus. From the National Recovery and Resilience Plan, 38,825,882.2 euros arrived coverage of part of the works in the Mezzana buildings in Trentino. A record also for maxi-condominiums.

The detractors

The Marilleva center currently hosts 400 apartments, 120 hotel rooms, 6 shops, 2 restaurants and 3 bars, within an area built in the 1970s following the projects of Luciano Perini, the same architect of the Torri di Madonna Bianca. «It is the largest building in Trentino – states the mayor of Mezzana Giacomo Redolfi – Inside there are around 3 thousand beds: it is much larger than the Santa Chiara in Trento».
A huge residence therefore, designed to fit into the mountain, with covered parking and built nearby to the ski slopes, to allow enjoyment of the mountain which is still lively today. But it continues to have detractors, convinced that it is “too big”“too ugly” or in any case too far from the ideal of the wooden cabin with which we usually think of residences for winter holidays.

Size and age

Net of all this, there are still two factors that have put the Marilleva 1400 in first place for 110% Superbonus contributions. The first are, obviously, The dimensions. And the second is the age of the district, built more than fifty years ago, with very different criteria compared to today from an energy point of view. Hence, the need to intervene. «We have totally redone the coat, building it on top of the structure: a difficult intervention to carry out – reveals one of the administrators of the district, the engineer Claudio Alati – It was a complicated intervention (we are in the mountains and Covid was involved) but complete: we covered the entire building, inside and outside. We also changed most of the fixtures. The energy savings are now incredible: in my house, with the radiators off, it is 18 degrees only when the sun is shining.” Interventions that were also preceded by others, on heating systems and to make them autonomous the various homes from the point of view of thermal management. This had already helped reduce energy consumption. «We have done a good thing for Trentino – says engineer Alati proudly – ​​The environmental impact has been halved». Recently, the structure was also equipped with a wi-fi network that covers the entire condominium.

Collaboration between owners

One of the secrets to bringing this enormous amount of work home was the collaboration between the many owners. «We have many — continues Alati — But the thing that gave me the most satisfaction was them. During the works everything happened: even the flooding of the condominium. But the owners showed understanding towards those who followed everything, as well as esteem and affection.” In short, the biggest problems with condominium owners were “logistical”: remote meetings due to Covid and hours of explanations with power-point slides to explain what was happening. But in the end the result arrived, and Alati can only repeat: «The greatest satisfaction was the incredible understanding we had».
