Lazio real estate market, sales and rental prices are growing

The Lazio’s real estate market shows the first signs of recovery in the first three months of 2024, after the impasse of the previous year. In the first quarter, both the average prices for buying and selling and renting grew, but above all the demand (in both sectors) showed a recovery.

The data on the sale…

Today to buy a house in Lazio you need on average 2,628 euros per square meter, +1.7% compared to three months ago. However, what is growing above all is the request, which marks a +16.9% in the first quarter of the year after the slight decline in 2023 (-0.7%). It also grows the offer: +8.4% after -11% last year.

Even as regards rental properties, both are growing prices (+3.2% in the first three months of 2024, or an average of 14.3 euros per square meter) is the request (+6.3%). Decreasing, however, the offerwhich records a contraction of 11% compared to December 2023.

A look at Rome: stable sales prices, rental offer decreasing

Sale

Rome remains the most expensive city in the region when it comes to buying and selling, with an average of 3,359 euros per square meter (700 euros more than the regional figure). Between January and March 2024 prices remained essentially stable (+0.7%), while both increased there demand (+19%) That the offer (+8.6%).

Rent

Properties for rent in the capital cost on average 16.3 euros per square meter, +3.8% compared to the last quarter. Demand rises by 6.8%, while supply falls by 13.8%.

The real estate market in the rest of the region: only prices in Rieti and Latina are decreasing

Sale

In the rest of the Lazio region, almost all provincial capitals recorded growth in prices per square meter for houses for sale in the first quarter of 2024. The exceptions are Rieti and Latina, respectively -0.7% and -0.2% compared to the end of 2023. Rieti is also the only city where there is a decrease in the request (-6.2%), which increases in all the other capitals (peak in Viterbo with +20%). With regard to the offerincreases throughout the region (first Frosinone with +26.6%) except for the municipality of Latina (-0.7%) and the province of Viterbo (-1.3%).

Rent

Rental prices they grow everywhere except:

  • in the province of Viterbo (-6.6%);
  • in the Municipality of Latina (-5%);
  • in the Municipality of Frosinone (-1.6%).

There request it grows everywhere, especially in the Municipality of Rieti (-36.2%), but drops by 10% in the province of Frosinone. The offer drops almost everywhere, with the exception of the Municipality of Rieti (+16%) and the province of Latina (+0.6%).
