In Lecco house prices do not change. But those for holidays are a “problem”

The Lecco real estate market is in a good state of health, despite everything. After a year characterized by extraordinary numbers like those recorded in 2022, this market confirmed itself at good levels in 2023, with substantially positive feedback even if down compared to the previous year. Residential sales in the province of Lecco stood at 3,941 compared to 4,376 in 2022 (-10% per year), but up by 24.4% compared to the 2019 figure (reference year before the Covid emergency) when the overall volume was amounted to 3,168 operations. As regards the city of Lecco, in 2023 there were 666 sales (-9.6% compared to the 737 in 2022), however an increase compared to all the data recorded since 2011 (with the exception of 2022) and with a +29.5% compared to the reference figure for 2019, when 514 operations were carried out in the capital municipality. The local data is substantially in line with what was recorded at a national level: in 2023, residential sales in Italy were 710 thousand (-9.7% compared to 785 thousand in 2022, but +17.4% compared to 579 thousand in 2019).

The data was collected by the Permanent Commission of Fimaa and presented by Matteo Zambaldo, president of the provincial section of Fimaa – Italian Federation of Business Agents Mediators, member of Confcommercio and in the development phase also thanks to a new website. Prices in the city reach 3,800 euros per square meter for a new place in the center, in line with a general increase in “new” prices.

“These numbers as a whole show a lively Lecco market, despite 2023 which has undergone an “announced contraction”, due to the trend in interest rates on mortgages for the purchase of a home. The high rates have clearly reduced the volume of mortgages and affected the segment of buyers who resort to bank financing for the purchase of a property. The positive trend in sales is mainly linked to new buildings and “high-spending” customers. The first signs of the new year show falling rates and inflation under control: this could favor a positive trend regarding the use of bank mortgages and therefore a recovery in that range too. Financial leverage remains fundamental for most families: according to forecasts the market will tend to normalize, at least for a couple of years, on average interest rates around 2.5%”, explains Zambaldo.

On the price front, “the data shows values ​​in line with the previous year. Analyzing market sentiment, prices associated with new building areas (which in turn recorded an increase in value) and qualitatively important construction and energy interventions have increased overall, while the price has remained in line for recent properties. However, the prices of the most energy-intensive properties have slowed down. Looking at the provincial geographical areas, the Lake area has aroused great interest, as well as obviously the capital”.

“If we instead consider the non-residential market in the Lecco area, in 2023 the registered sales remained substantially unchanged: 1,001 compared to 1,057 in 2022 (-5.3%). Finally, as regards rentals, the market has suffered from a lack of supply of properties to offer to customers and a significant increase in rental prices. Various factors have had an impact, including the increase in properties intended for tourist use. The spread of numerous holiday homes has certainly contributed to increasing the attractiveness of the area, but at the same time it has in fact removed a significant part of the stock from the market”, explained Zambaldo.
