Immobiliare.it Insightsthe proptech company of the Immobiliare.it group, the leading real estate portal in Italy, specialized in market analysis and data intelligence, has in fact examined the real estate prices in some of the most renowned seaside destinations in the Bel Paese and compared the budget needed to buy within a 5-minute walk of the beach with that required beyond this radius.

Among the destinations examined, Forte dei Marmi it is by far the most expensive, regardless of whether it is purchased near or far from the sea. To secure a home within walking distance of the beach in the prestigious Tuscan resort, on average you need over 10 thousand euros per square meter, a figure which drops to 8,681 euros per square meter if you exceed 5 minutes on foot.

On the second on the podium is Sorrento, where the budget required to buy near the beaches amounts, on average, to 7,988 euros per square meter, while it drops to just over 7,400 euros if you focus on houses further from the sea. Therefore, in all the locations covered by the study, houses located near the beach cost more on average than those located beyond this perimeter.

The primacy, in this sense, belongs precisely to Viareggio, a city in which buying a property near the beach currently costs 67.1% more than buying it further away. In the first case, the required expenditure is equal to 4,589 euros per square meter (with the possibility of higher assessments if the sea view is ensured), while in the second it is just under 2,750 euros. In any case, since 2019 the changes in prices in the various locations have highlighted a widespread increase in the costs of houses, both those facing the sea and those more peripheral, thanks to the growing interest, after the pandemic period, in having a holiday property with facing spaces.
