Perugia is in the top ten for rent increases, but here and in Terni the rents are markedly lower than the Italian average. This emerges from an investigation by Il Sole 24 Ore which examined the new contracts signed last year in the provincial capitals.

Expensive rents, Perugia above average It emerges that in Perugia rents increased by 3.9 percent, a growth that is among the ten highest recorded in Italian cities, with the ranking led by Vicenza (+8.5 percent), Milan and Bologna (+6.3) and Vercelli, Cagliari and Como (+4.9). Followed by: Belluno (4.7); Padua (+4.6); L’Aquila (+4.5); Agrigento (+ 4); and Perugia, Oristano and Modena (+3.9). Perugia’s price increase is also higher than the national average, which stands at 3.6 percent. The residents of Terni are relatively protected from the soaring rents, where high rents are worth an increase of 2.4 percent.

Lower fees However, the economic requests that property owners make to tenants remain extremely limited in both Umbrian cities compared not only to the offers of the major Italian cities, including Rome and Milan, but also to the average Italian figure, which stands at a monthly average of 731 euros, while in Perugia the price is around 464 euros and in Terni 381 euros.

Incidence of rents on income Consequently, the impact of rent on income still appears sustainable: if on average in Italy rent absorbs 35.2 percent of income, in Umbria it is still below 30 percent, with Perugia at 26.8 percent and Terni at 23 percent.

Meanwhile, it is worth saying that this type of rental at a national level represents 47.9 percent of contracts, with an increase of 4.2 percent compared to 2022. In Umbria they are even more widespread, because in Perugia 64.9 percent chose the agreed rent, although the change with the previous year is in contrast with the trend, because a decrease of 1.3 percent is reported. In Terni the contracts with agreed rent are as much as 82.1 percent of the total with a growth of 5.9.

The photography In this case, the average monthly request in the country drops to 602 euros, with the two Umbrian cities still remaining much cheaper: in Perugia it costs 415 euros and in Terni 356 euros. The increases, however, have not spared even this type of rent: at a national level the growth is 1.5 percent, with Perugia which also in this case goes further, reaching 2 percent, while Terni remains just above below, with 1.3 percent. Finally, the incidence of rentals with agreed rent in Italy is 29 percent compared to 24 percent in Perugia and 21.4 percent in Terni.
