Villa Gernetto, on the other hand, was purchased by the founder of Forza Italia from the current Fininvest Real Estate & services in 2007, to renovate it and transform it into what he called the “University of liberal thought”. Important project, but not personal: this is why Villa Gernetto was the first to be put up for sale almost a year ago. But in all this time no suitor has really come forward.

Silvio’s idea: a liberal university in 60 rooms plus an 80-seat cinema

Villa Gernetto was purchased 17 years ago for 34 million euros in Gerno, a hamlet of Lesmo in the province of Monza. It is a real estate complex consisting of the villa of the same name and a second building, called Villa Boffalora, which are surrounded by approximately 350 thousand square meters of parkland. During his lifetime, Berlusconi spared no expense in renovating and enriching them, also bringing in antiques and paintings which made the 60 original rooms and what later became the 80-seat cinema room and subsequently the conference and presentation room more important. . In the balance sheet of Fininvest Real Estate & services it is included as a fixed asset for approximately 43 million euros, but the annual depreciation and investments made must be considered: the sale price is closer to double that sum. But the buyer did not come forward.

Now Adriano Galliani takes care of it and rents a piece of it for his Monza team

The president of Fininvest Real Estate & services, Adriano Galliani, in the report on the company’s recently filed 2023 financial statements, leaves the real estate complex up for sale also because the management of Villa Gernetto, which Silvio Berlusconi also used in 2010 for a face-to-face meeting with Vladimir Putin and in March 2022 for the fake marriage with Marta Fascina, it costs a lot. The company’s balance sheet closed in 2023 with a record loss of 23.6 million euros, also due to the devaluations made on some subsidiary companies, and despite having collected 131 thousand euros for having rented Villa Boffalora to Monza football for the training camps of the team and Villa Gernetto itself for some occasional conventions or company presentations.

All the villas since March in a single company and increasingly higher costs

From this year, however, Adriano Galliani will have to supervise not only Villa Gernetto but also all the other villas that belonged to the knight, given that last March Fininvest Real Estate & Services acquired 100% of the capital of Idra real estate, owner of villa San Martino in Arcore, villa Visconti di Modrone in Macherio and villa Certosa in Costa Smeralda. They all cost a lot also because an army is needed for maintenance and it is very likely that in the end some will be put on the market. Certainly Villa Certosa and certainly not Villa San Martino which will remain as a museum and memorial to the founder of Fininvest and Forza Italia.
