With 150 beds it will be the largest facility for the elderly in Modena and its province. In practice there will be two CRAs (elderly residences) in a single building, which will open in 2026 at the intersection of via Marco Polo and via Don Pasquino Fiorenzi, in the Madonnina district.

The Cra, whose name has not yet been chosen, will be built by Anni Azzurri, a brand of the Kos group, active in social and healthcare assistance.

Kos manages the Anni Azzurri Ducale 1 and Ducale 2-3 residences in Modena (204 places in total, of which 93 in agreement), Villa Pineta in Pavullo (82 places, of which 47 in agreement).

The first stone was laid yesterday morning. Work will start in June and should be completed by the end of 2025. Kos will invest around 18 million euros and manage the structure for 60 years.

The new residence, which will be built on land owned by the Municipality granted under surface rights, was designed by the studio of architect Ivan Galavotti, the professional who also designed the new Cra Vittoria and Ermanno Gorrieri, inaugurated on 6 April in via Padovani . The Madonnina structure will extend over a surface area of ​​7,500 m2, will be spread over three floors and will be divided into two Cras with 75 beds each. It will be equipped with rooms for socialising, free time and cognitive stimulation activities; each floor will have a dining room and rooms for hygiene and personal care. It will have 30 single rooms and 60 double rooms for hospitalization, equipped with toilets, air conditioning and wi-fi. There will be terraces and two internal courtyards with green spaces; environmental sustainability and energy saving will be guaranteed by latest generation heating systems and a photovoltaic system for the production of clean energy.

The facility will employ approximately 100 people. “Our objective is to satisfy the needs of families by offering quality health services in collaboration with local authorities”, said the general director of Anni Azzurri Kos Giuseppe Motta.
