The Italian residential market still shows some signs of uncertainty in the first quarter of 2024, as the prices of homes purchased by families are still slightly decreasingeven if they interrupted the more pronounced slowdown phase that began in the second half of 2022.

According to the preliminary estimate released by theIstatthe index of house prices (IPAB) purchased by families for housing or investment purposes, recorded a decline of 0.1% compared to the previous quarter and a increase of 1.7% year-on-year (it was +1.8% in the fourth quarter of 2023).

Trend growth – it is underlined – is fueled above all by the trend in prices of new homes increasing by 5.4% on an annual basis (decelerating compared to +8.8% in the previous quarter), while the prices of existing homes grow by only 0.8% (accelerating).

These trends occur in a context of decline in trading volumes: -7.2% the trend decline recorded in the first quarter of 2024 by the Revenue Agency’s Real Estate Market Observatory for the residential sector, after -3.3% in the previous quarter.

On quarterthe slight decline (-0.1%) is attributable solely to the prices of new homes That decreased by 1.7%, while those of existing homes recorded a slight growth (+0.2%).

The rate of change acquired for 2024 is equal to +0.3%synthesis of a 2.1% increase for new homes and a 0.2% reduction for existing homes.
