From the analysis carried out by Immobiliare.it Insights, the proptech company of the Immobiliare.it group, it emerges that in most of the large centers prices have risen significantly – with Milan, Bologna and Verona at the top of the ranking – but there are also some realities where purchasing is more convenient today than 8 years ago. Florence, for example, is the city where the price per square meter was much lower: in the capital, in fact, in 8 years two rooms went from costing 3,744 euros/m2 to over 4,400 euros/m2, “only” the 18% more, although it must be said that in some neighborhoods, and in particular in the historic center and on the hills, it can reach up to 7 thousand euros per square meter. But between 2024 and 2025, real estate sector experts predict a surge, driven by tourism returning to the pre-Covid period and by increasingly higher demand from those who prefer a B&B to a hotel. But the analysis by Immobiliare.it also examined rents, which grew by 0.2% (equal to approximately 20 euros per square meter). However, despite these minimal increases, it is increasingly difficult for singles and families to find a home to buy or rent due to the invasion of guest houses which, for a few years now, have completely invaded the city, swallowing up entire buildings. . And decreeing the transfer, by many Florentines, to peripheral areas or even outside the province, where prices are much lower.

Just to understand what is happening in other cities, it is worth examining the three Metrocities where prices have skyrocketed. If in 2016 you had to budget 3,278 euros per square meter for a two-room apartment in the Milanese capital, now you need just over 5,100, an increase of almost 60%, absolutely the highest among large Italian cities. Followed by Bologna, where 8 years ago the requested amount was 2,580 euros/m2 while now the request is 44.5% higher. Currently, in fact, for a two-room apartment you can spend an average of 3,729 euros/m2. In third place Verona, with a revaluation of 41%. In fact, it has gone from 1,966 euros/m2 in 2016 to the current 2,770 euros/m2 for a two-room apartment in the municipality.
