The price of brick in Bologna is growing faster than in Milan or Rome and has reached over 3 thousand euros per square meter. This is stated in the latest report published by the Research Centers of Remax Italia, Avalon Real Estate and the 24Max Research Office which analyzes the trend of the real estate market in 2023 and outlines a first forecast for the current year. The fact that under the Two Towers the costs of houses had reached prohibitive figures for many is nothing new, but last year it recorded the record figure of 3054 euros per square meter.

Despite a decrease in trades in the first half of the year and the recovery in the second part of the year, in 2023 “the Bologna real estate market proved to be particularly resilient”, continues the analysis: on average it took 109 days to sell a property (compared to 71 in 2022 ).

In 2023 in Emilia-Romagna consumer preferences were mainly focused on three-room apartments, which represent 36% of transactions, followed by four-room apartments. Compared to Lombardy and Lazio, leading regions at a national level, a greater orientation towards larger sizes emerges, mainly determined by the lower price per square meter. Studio apartments are confirmed as the least popular solution throughout the region. In line with the national average of market days, in 2023 in Emilia-Romagna it took approximately 5 months to complete a transaction.

Analyzing the data relating to the management real estate market, it is observed that the investments in 2023 they reached a total volume of 12.2 million euros, slightly exceeding the 2022 level. In Bologna the transactions were mainly concentrated in the first half of the year, with an increase of over 50% compared to the same period of the year previous. Sales decreased in the second half of the year, reaching only 12.6% of the annual amount. The returns relating to the first half of 2023 indicate a greater preference of investors for the city center, although the highest values ​​are found in the peripheral areas.
