The luxury offer in Italy continues to increase: at the end of 2023, in fact, the stock of luxury homes available came to represent 2.7% of the entire Italian offer, with an increase of 0.5 percentage points in comparison with 2022. A growing offer that easily meets with a demand that is still sustained (+2% compared to 2019) and increasingly demanding and selective.

These are some of the findings emerging from the new “Observatory of the luxury residential market in Italy” created by Immobiliare.it Insightsin collaboration with LuxuryEstate.com, a leading international portal in the luxury real estate sector. This third edition is also enriched by the exclusive collaboration with Coldwell Banker Italya leading global group in the marketing of luxury properties, whose local experts have commented on the most relevant trends in the individual luxury areas analyzed in the report.

In addition to the supply and demand trend, the analysis shows how luxury properties generally have longer periods of time on the market than those of the traditional market, but the gap has been decreasing in recent years and has further reduced in 2023: the time to sell for luxury properties – i.e. the average time it takes for an advert to be removed from the market – is 5.7 months, three months lower than at the beginning of 2019 – compared to 5, 3 of the traditional market.
