SAN BENEDETTO – A mammoth construction near the Sentina Nature Reservea paradox that comes out of the offices of the Municipality of San Benedetto and try to describe what emerged in the discussion of the Urban Planning and Productive Activities commissionsgathered in a joint session on Wednesday 5 March, remains very difficult, if only due to the accuracy of the terms by the Municipality’s technicians, so much so that two lawyers were needed such as Dr. Annalisa Marchegiani, president of the commission, and the councilor Paolo Canducci, to try to find the key to the problem.

On the agenda is the “Request for a variation to the urban planning instrument for the construction of automatic storage system at low temperature and computerized handling of frozen vegetables, with adjoining anteroom, in Via Pomezia14. Company: Association of producers Promarche Soc. Coop. Agr. pa.”

The issue was brought to light by councilor Marchegiani with a question on Question Time on 21 February which then reached the City Council on 23 April.

Let’s try to summarize the story briefly, leaving out the technical details to try to provide some clarity. On 10 November 2022 the Promarche cooperative forwarded a request for contribution to Suap (One Stop Shop for Productive Activities), for a low temperature storage facility. The project envisaged an 11 meter tower, but having already had the necessary volume, the urban planning office did not consider that any variant was necessary.

On 19 June 2023, Promarche forwarded a request for an urban planning variant to triple the height of the tower, a few meters from the railway line, with a huge impact, as the area is close to the Sentina Nature Reserve.

The structure would be so impressive that also worry the members of the majority raising great doubts

The advisor Gino Micozzi an architect by profession, describes in great detail the dimensions of the building and describes the impact it would have.

«I developed some views myself – states architect Micozzi – I was highly impressed. This is a decisive problem, for me and for those who love San Benedetto.»

The Councilor is also very perplexed Domenico Novelli: «Something doesn’t add up: either they already knew they had to make a variation and didn’t say so in the grant request, or they realized when they gave the project the OK and immediately made a variation request. This is honestly perplexing.”

In addition to the size of the so-called tower, the councilor was alarmed Stefano Gaetani is the logistics: «15,000 pallets are stored or 15,000 pallet spaces which correspond exactly to 500 incoming and outgoing trucks and it is clear that they need considerable handling space»
