Decrease in real estate sales in the province of Ferrara which stands at around 10%, between the deeds registered by the Revenue Agency in the first six months of 2022 and those of last year, when there were 2,864. This is the data that stands out among those collected by the Real Estate Market Observatory. A number which, however, does not alarm sector experts, who say that the sales situation is stabilizing after the lockdown. And in any case below the national average, which is minus 12%. The highest drop recorded by the Observatory is in the central-southern area of ​​the province (-21.9%), while in the central area of ​​the province there is even a slight increase in sales (3.6%). In the capital there was a decrease below the provincial average (-8.1%). Decreases also in Comacchio (-11.9%) and in the Alto Ferrara area (-10.9%).

Prices. In addition to the number of purchase contracts stipulated in the province of Ferrara, the Observatory also examined the average cost per square meter of homes, again dividing them into seven macro areas. With an average provincial price of 1,024 euros per square meter. With the highest price recorded in Comacchio, where it reaches 1,271 euros per square meter, in the most prestigious areas, such as Spina and Estensi. While in the capital the average price is indicated – data referring to the first half of last year – 1,180 euros with peaks of 1,880 in the historic center – but already today, after almost a year we have reached three thousand euros per square meter in some areas of the centre. a class A apartment, confirmation of that upward trend that is explained by sector experts and which is considered inevitable and unstoppable, following the surge in construction costs that have occurred in the last two years. In the Alto Ferrara area the average cost stands at 925 euros per square metre, dropping to 769 in the central-southern portion and 755 in the north-eastern area.

In the city. The Observatory data also highlighted a significant disparity between the various areas of the capital. Twenty-eight areas have been identified which show substantial differences in costs per square metre, with the almost two thousand euros per square meter for properties within the walls (1,880 to be exact) to the 908 recorded in the areas of Malborghetto and Correggio or 988 in Petrochemical area. All data that refers to the first half of last year, based on actual deeds. However, as regards purchases, a notable surge, almost doubling (88.9%) of sales compared to the first half of 2022 was recorded in the area of ​​the First Eastern urban belt (from via Calzolai to Po di Primaro), with a cost per square meter of housing of 1,510 euros. Collapse of sales in Quartesa, with the highest figure (-100%) compared to the same period in 2022. Increases instead in Montalbano (66.7%); Gaibanella, Sant’Egidio and Gaiba (92.3%); Mizzana and Arginone (41%). The highest increase in sales contracts (166%) was recorded in Baura. The central areas within the walls recorded decreases from a minimum of 4.9% to a maximum of 47%.
