As amarantomagazine.com reports at the end of the month, maximum in the first half of June, theArezzo will present the stadium feasibility document (Docfap) to the Municipality. The last meeting with the mayor Alessandro Ghinelli and the administration took place on February 23rd, with the declared satisfaction of the parties. The documents have been under development for several weeks and the initial project, which president Guglielmo Manzo illustrated during the evening at the Pietro Aretino theatre, has been significantly modified.

The commercial area, originally much larger, has been reduced. This is to avoid ending up under the scrutiny of the Tuscany Region and to streamline the bureaucratic procedure, which is already very long in itself. It is worth remembering that since January 1, 2023, with the entry into force of the so-called “stadium law”, the general picture has improved somewhat. Legislative Decree 38/2021, among other things, provides for the possibility of transferring to clubs, free of charge and for 99 years, the right to surface, viaticum for the restyling or total reconstruction of the facilities. The administrative process has also been simplified, also thanks to the reduction of environmental and landscape constraints: good news for many but not for all, so much so that in some cities (Milan, Parma, Rome) committees have arisen that fight for avoid excessively heavy impacts in terms of land consumption, urban planning load, polluting emissions.

To date, to give an idea of ​​the complexity of the operation, in Italy there are only seven clubs that have their own stadium: Juventus (Allianz Stadium in Turin), Sassuolo (Mapei Stadium in Reggio Emilia), Udinese (Bluenergy Stadium), Frosinone (Benito Stirpe stadium), Atalanta (Gewiss Stadium in Bergamo, still nearing completion), Cremonese (Giovanni Zini stadium) and Albinoleffe (Albinoleffe Stadium in Zanica, province of Bergamo ).

As regards the project for the new Arezzo stadium, curated by M28Studio of Rome, the initial idea was to build a facility with a total capacity of approximately 12,140 seats (sufficient threshold for UEFA approval), all seated and all covered. The current sectors would all be demolished except for the covered grandstand, while there are ongoing discussions regarding the tower that should rise between Curva Nord and Marathon, intended to house offices and guest quarters. The overall investment, to be financed through private capital, sports credit and bank loans, was estimated at between 22 and 28 million euros. But now it might be a little more restrained.

The works, in the best case scenario, would only begin in summer 2025. The demolition, disposal of materials and complete reconstruction of the stadium are expected to take approximately 3 years.
