This is established by an indicator that measures the difficulty of accessing home ownership, defined as the ratio between prices per square meter and per capita income.

In 2022 (last date of availability of information), both Trentino both, above all, Alto Adige reported very high average provincial values ​​of the index (about 40 and 80 percent higher than the Italian average respectively), placing itself in the last tenth of the national distribution. Commenting on the situation is Severino Rigotti, president of the Italian Federation of Business Agents Mediators in the province of Trento.

President Rigotti in Trentino it is increasingly difficult to have a home and especially for young people it has now become an impossible mission. What is happening?

It is important to clarify that the difficulties in accessing the purchase of a home derive primarily from the increase in the cost of materials. We are faced with figures that are truly very high. Years ago, material costs had fairly stabilized at around 1800-1900 euros per square meter. Now the minimum for above ground is 2400 euros per square meter. The increases, especially between the end of 2022 and the beginning of 2023, were detrimental to the impact on the value of the property on the market.

Mortgage rates didn’t help either.

These increases have penalized the category of young people who find themselves in an increasingly difficult situation to obtain a mortgage. They don’t have coverage with the income base they offer. Many have thrown themselves into the rentals.

Which is not a simple sector at all. Today it is difficult to find a rental in Trento. The situation worsened?
Yes, now finding an apartment for rent in Trento is impossible, there is no offer. The little we find has had a huge price increase.

When you talk about an increase, what do you mean?
We had an average increase of 10% on rents. To rent 2 rooms you need a minimum of 800 euros per month before 2023 we were at 600 euros. Let’s not talk about tourist locations. This happens in Trento and the surrounding areas, practically almost a salary goes to rent and it becomes impossible to set aside money.
