Student Housing, from CampusX 633-bed project in Bologna La Nuova Sardegna

BOLOGNA (ITALPRESS) – A 633-bed facility in the heart of the University of Bologna. CampusX (Campus & Hotel) enriches the portfolio under management by announcing the project for a new student residence in Bologna which will be inaugurated in September 2026. CX Bologna Navile will be born in the Navile district, in the “former fruit and vegetable market” area north of the historic center of Bologna, a few minutes from the Central Station and about 3 km from the area of ​​the oldest university in the world.
The initiative was born from the collaboration of CampusX with Techbau SpA, which holds the roles of Developer and General Contractor. The two companies have already collaborated for the recent construction of the CX Milan NoM structure, opened in the first quarter of 2024, equipped with 938 rooms, an impressive 26,000 m2 development and 70 million investment.

CampusX actively participated, including by investing significant resources, in all the preliminary phases of this project, confirming the fact that our Company is not only a “hybrid hospitality” management platform, but also a promoter of real estate operations. 2024 was another important year for CampusX and will conclude with the opening of the tenth CX Campus & Hotel facility in Trieste”.
The Bologna operation involves, in addition to CampusX and Techbau, Teco+ Partners STP Srl, for the architectural design, while the interior design is entrusted to the Rizoma Architetture studio. The new structure will extend over a gross surface area of ​​21,342 m2 with a total investment of approximately 70 million euros.
The project will enrich the offer of services in the Navile district with large green areas, residential buildings, schools, clinics and sports centers around Piazza Lucio Dalla, created from the redevelopment of the Nervi canopy.
A modern “U” shaped building whose architectural elements will be composed of a four-storey structure above ground on the south-west façade with access from via Zurlini while on the east side, along via Insolera, it will rise 5 floors above ground. At the two ends of the particular “U” shape and exactly in the south-east corner, 3 10-storey towers will complete the architectural project. The entire project facility will have an underground access which will house car and bicycle parking and technical rooms.
The accommodations are divided into single rooms, double rooms and single rooms without architectural barriers, all equipped with private bathroom in the room and kitchenette for a total offer of 633 beds organized into these typologies: 152 beds in 38 shared apartments -living rooms, each able to accommodate up to four students; 313 studio-style rooms with bathroom and kitchen; 30 Studio Large rooms with bathroom and kitchen; 54 double rooms for short stays.
The ground floor will offer glass walls that will connect the private internal environment with the external public space, hosting common and meeting areas, such as study rooms, leisure rooms, gym, refreshment and relaxation areas.
Student accommodation will be located on the upper floors, of which a small portion in the south-west corner will be used for short-term accommodation.
Two large panoramic terraces will complete the project, giving guests the possibility of having external areas for study and sports.
The roofing surfaces will be treated as green roofs and will host the photovoltaic and solar thermal systems for a highly energy efficient building.
The entire project system fully falls within the BREEAM “very good” certification – Building Research Establishment Environmental Assessment Method – which attests to the use of sustainable practices both in the design and construction phase and in the management processes, guaranteeing a low environmental impact.
