How to calculate the IMU value of a property

The Imu, or the single municipal tax, is a local tribute which affects real estate assets and contributes to the financing of municipal services. To calculate the amount to be paid, the value of the cadastral income and the related coefficient must be taken into consideration.

The value of the cadastral income it is determined by the Revenue Agency and is the income that, in theory, could be generated by the property, considering its characteristics and intended use. It is found in the cadastral survey of the property or you can request it from the Revenue Agency.

The cadastral coefficient it is found, however, in the Imu section of the website of your municipality. It is in fact established by the municipalities and can vary according to the category of the property and local resolutions.

Once the value of the income and cadastral coefficient are known, the formula to be applied to calculate the amount of IMU due is the following:

Cadastral income + 5% x cadastral coefficient. For example, if the cadastral income of the property is 1,000 euros and the cadastral coefficient is 0.8, the Imu will be equal to 1,000 + (1,000x 0.05) x 0.8, with the result of 1,040 euros . If you pay the IMU in two instalments, the amount must be divided by two and the first installment (in this case 520 euros) must be paid by 17 June 2024, while the balance by 16 December. This is without prejudice to the possible tax deductions or benefits expected. For example, if the owner gives the property on loan for use to his son, the amount of the IMU will halve. Exempt from the Imu payment the owners of the house that is used as the main one.

How to pay the Imu

To pay the Imu you need to fill in the F24 model, in paper or online version. It is possible to download the paper F24 from the Revenue Agency website, or it can be collected at post offices. First the appropriate one must be entered tax code indicated by the Revenue Agency, then, in the section of F24 “Imu and other local taxes”, corresponding to the sums indicated exclusively in the column “debt amounts paid” the following data must be reported:

  • the “entity code/common code” field must be indicated cadastral code of the municipality in whose territory the properties are located, which can be found in the table published on the Revenue Agency website
  • if the payment is made by way of repentance the “Revv.” box must be crossed.
  • if the payment refers toadvance payment the “Deposit” box must be crossed, if you pay in a single payment, both the “Deposit” and “Balance” boxes must be crossed
  • the “Number of properties” field must be indicated number of properties (maximum 3 digits);
  • in the “Reference year” field thetax year to which the payment refers. If the “Revv.” box is crossed. the year in which the tax should have been paid must be indicated.

Where to pay

The F24 can also be paid through your bank account mobile app by selecting the item “F24 simplified” from the payments menu, where you can usually fill out the form manually or import one already filled out in PDF format.

The simplified F24 form can be paid via current account, bank, at the post office, at the tobacconist, at the accountant or Caf, or online. To pay at the tobacconist you need a health card and identity document. The commission for the operation – as well as at the post office or at a bank branch – is 2.50 euros.
