Luxury apartments in the former Enel building in via Petrarca

Barring any problems, the construction site on via Petrarca which will concern the building will start by June former Enel. A long-awaited redevelopment project that will be carried out by the company Cfda (“Chiare fresce dolce acqua”) Srl, which purchased the property in 2022. The entire building will be demolished to make way for a new building that will substantially respect the previous volumes. 28 apartments will be created, including 4 penthouses, arranged over four floors, with a commercial ground floor and two underground floors which will house the garages. High positioning: higher energy class, refined materials, luxury finishes, home automation, rooftop swimming pools. And a significant visual impact even from the outside: rectilinear, labyrinthine geometric patterns; dominant white color, presence of greenery with planters. And an internal garden for exclusive use. The investment? We’re talking about more 20 million euros.

The start of works and the traffic issue

The work will start shortly, within this month. The final details for traffic management remain to be finalized in agreement with the municipal police. The two-way traffic will not be interrupted, the company carrying out the work guarantees. A fundamental condition to avoid traffic revolutions in the centre, starting from safeguarding the current urban bus routes. From the start of the construction site, it will take approximately two months to complete the demolition of the old building. The work should be completed within three years. So in June 2027 the new structure will be ready, giving a new face to the entire area, marked in the past by abandoned conditions.

Former Cadorna area, between hardship and illegal construction

The area of ​​the building is located between the buildings of the former Cadorna barracks, soon to be subject to restyling work, and Piazza Guido Monaco, in the heart of Arezzo. In recent years the structure, with its now empty offices, has been illegally occupied on several occasions. The area had become dangerous, with drug dealing and drug consumption. Not only that, the comings and goings were also decidedly dangerous, with the occupants making risky passages through ramps and windows.

The building to come and the impact on the area

The future structure should allow for the easy overcoming of these problems, giving a different perspective to the area cut out from the northern quadrant of Piazza Guido Monaco. And that could give rise to a phenomenon gentrification, with other private companies willing to invest in the same area. Certainly, the new building will not be a building with spaces available to all budgets. “The idea is to make a high-level product, which is an investment for the next 50 years for those who purchase. We will go well beyond the requests of the European Community in terms of energy efficiency, for example”, say the manufacturing company .

Avant-garde green and 28 luxury apartments

The new building has seven floors: two will be underground, measuring 1,200 m2 each, and will house the garages: forty parking spaces available to residents. The ground floor, approximately 800 m2, will be occupied by commercial spaces. At the moment it is a single space, which can be sold in its entirety, but could be divided into several units based on requests. And then, from the first to the fourth floor there will be apartments, twenty-eight in total, which will occupy approximately 4 thousand m2. From the first to the third there will be 24 medium-sized luxury residences, from 90 to 130 m2. On the top floor there will be four penthouses with varying sizes, from 210 to 250 m2: each of which will also have an external terrace (solar paved) of over 200 m2 and a private swimming pool of approximately 40 m2. All the apartments will have an A++++ energy class, the highest anti-seismic certification, soundproofing guaranteed by latest generation sound-absorbing and sound-proofing materials, high-quality finishes and “smart home” home automation solutions for managing the house even remotely via an app: from adjusting the temperature and lights, to opening the curtains. The icing on the cake: an internal Zen garden, for the exclusive use of tenants. Cost of the apartments? The company does not give up, but given the investment it will be difficult to go below six zeros. And some of these have already been sold.
