After four deserted auctions the offer arrives: the former Nerviano swimming pool sold at auction

The fifth was good. After the auction experiments in June, October, December and February ended in failure, she was awarded the contract the auction for the former Nerviano swimming pool. The facility in via De Gasperi, which includes a gym and swimming pool as well as a garden and car park, after decades of an honored career had closed its doors on 31 July 2017 due to the lack of structural certifications and usability documents required by law, for which a huge investment would have been necessary which the owners had decided not to undertake, and had been waiting to know their future ever since.

The one along the SP109 is a two-storey sports facility: on the ground floor there are the swimming pools – one of 25 meters for adults and one of 12.5 meters for children -, a body building gym, a pre-swimming gymthe changing rooms and the rooms intended for the secretariat, the management, the cloakroom, the doctor and obviously the entrance. On the upper floor, however, there is a sauna and hydromassageother changing rooms, storage rooms, the bar area, the stands overlooking the swimming pools and a relaxation area with an outdoor terrace, while in the basement there is a storage room and technical rooms.

We are talking about approximately 8,100 square meters in totalfor which the appraisal ordered by the Real Estate Enforcement Section of the Court of Milan had indicated how base price for the auction 885 thousand eurostaking into account the reduction in value due to the absence of guarantee for defects and above all for the technical costs of urban planning and cadastral regularization that the potential buyer will have to bear.

A first “cut” had already been given to that price in Octoberwhen the second auction experiment started from a base of 708 thousand euros; a further “discount” arrived with the third auction experiment in December, for which the starting price was 566,400 euros – with the possibility, however, of formulating minimum offers starting from 424,800 euros – and the last “cut” arrived in February, with a base price is 453,120 euros and the possibility of submit offers starting from a minimum amount of 339,840 euros

In any case, no envelopes had arrived that time either, and on the fifth attempt to sell the Nerviano swimming pool at auction the base price had dropped by 362,500 euroswith the possibility however of submit offers starting from a minimum amount of 271,875 euros. Award amount and new ownership have not been disclosed at the moment: the only certainty is the PGT forecastswhich classifies the 8 thousand square meters of the former swimming pool as an area for services and public spaces and of public or general interest, where the establishment of complementary activities, including those of a private nature, is also permitted, such as neighborhood commercial activities and public businesses functional to the activity carried out, provided that their overall surface area is smaller than that of existing buildings.
