Arezzo is preparing the feasibility document (Docfap) to be presented to the Municipality. The investment of 22/28 million euros, initially expected, could be a little more contained. The works, in the best case scenario, will not start before 2025

At the end of the month, at the latest in the first half of June, Arezzo will present the feasibility document to the Municipality stadium (Docfap). The last meeting with the mayor Alessandro Ghinelli and the administration had been there last February 23, with the declared satisfaction of the parties. The papers have been under development for several weeks and the initial draft, which the president William Manzo had illustrated during the evening at the Pietro Aretino theater, has been significantly modified.

The commercial area, originally much larger, has been reduced. This is to avoid ending up under the scrutiny of the Tuscany Region and to streamline the bureaucratic procedure, which is already very long in itself. It is worth remembering that since January 1, 2023, with the entry into force of the so-called “stadium law”, the general picture has improved somewhat. The legislative decree 38/2021 among other things, provides for the possibility of transferring to the clubs, free of charge and for 99 years, the surface rights, viaticum for the restyling or total reconstruction of the systems. The administrative process was also simplified, also thanks to the reduction of environmental and landscape constraints: good news for many but not for all, so much so that in some cities (Milan, Parma, Rome) committees have arisen that fight to avoid excessively heavy impacts in terms of land consumption, urban planning load, polluting emissions.

To date, to give an idea of ​​the complexity of the operation, in Italy the companies that have one ownership stadium there are only seven: Juventus (Allianz Stadium in Turin), Sassuolo (Mapei Stadium in Reggio Emilia), Udinese (Bluenergy Stadium), Frosinone (Benito Stirpe stadium), Atalanta (Gewiss Stadium in Bergamo, still in completion phase), the Cremonese (Giovanni Zini stadium) and the Albinoleffe (Albinoleffe Stadium in Zanica, province of Bergamo).

Regarding the project of the new stadium in Arezzo, curated by M28Studio of Rome, the initial idea was to build a facility with a total capacity of approximately 12,140 seats (sufficient threshold for UEFA approval), everyone seated and everyone covered. The current sectors would all be demolished except the covered grandstand, while there are ongoing reflections regarding the tower which should be built between Curva Nord and Marathon, intended to house offices and guest quarters. The overall investment, to be financed through private capital, sports credit and bank loans, had been estimated between 22 and 28 million of Euro. But now it might be a little more restrained.

The works, in the best case scenario, would only begin in the summer 2025. Demolition, material disposal and complete reconstruction of the stadium are planned about 3 years.
