The sporting revolution of Cierrebi. This is what the Spanish company’s project envisages GoFitentrusted to ESAengineering of Florence and with a “proposal to build in derogation of the urban planning instrument”, filed with the Municipality on March 29th, now being examined by the Municipality’s technical offices. Having said that there is no peremptory deadline for receiving observations, suggestions or even the green light from the administration, let’s see what the new GoFit Sports Center will offer and what will remain of the previous center made in the 80s by Carisboalmost totally devoted to tennis.
The new building
The Spaniards, where there is now outdoor swimming poolinvolve the construction of a new building 8,320 square meterscomposed of two distinct buildings, with two floors above ground and one underground, entirely dedicated to fitness with five rooms, two indoor swimming pools, sauna and large hydromassage tub and then the area entrance-reception with a small refreshment area, a playroom, changing rooms and services. Building connected to the Palazzetto, which will be the only property of the former Cierrebi to survive (extraordinary maintenance works will be carried out), with the basement containing the gym, changing rooms and some warehouses and warehouses.
Photovoltaic
The photovoltaic system will provide the energy necessary for the activities. In fact, the club house, the caretaker’s house, the indoor tennis pavilion overlooking Via Piave and all the outdoor tennis courts will be demolished., including the central one with the stands. In place of the red earth fields it will be built facing Via Gandhi a new 300-space car park (and the guarantee of 100 new plants), with a simultaneous strong reduction of the existing one on the Marzabotto front. In place of the central court, a little further north, a new irregularly shaped outdoor swimming pool will be built next to which there will be a bar and the new guesthouse. So tennis? It will totally disappear. However, GoFit is keen to point out that it will build 4 padel courts and one basketball/football court on the Via Piave side, even if these are not disciplines that are part of their core business. THEThe project also addresses the theme of greenerynaturally predicting an improvement.
The intervention
From an urban planning point of view, in the waltz of demolitions and new buildings, the intervention proposes an increase in volumes of approximately 20%. A significant fact that will have to be assessed with respect to the public interest. It is clear that the whole affair, subject to urban planning changes, will also have to be examined by the city council. In short, not very tight times. The note on cemetery restrictions is not secondary and starts from the premise that when Carisbo built the center those constraints were redefined and therefore GoFit with this proposal requests the Municipality to reiterate the re-perimeterization necessary for the works foreseen by the intervention.
The investment
The cost of the operation would be around 15 million. An important investment. This is also the opinion of the company that owns the former Cierrebi (closed since before Covid), Joey Saputo’s Bologna, which has signed up to GoFit, considered a solid and reliable company (many discussions and visits also in Spain in recent months). a pre-contract which provides, if all goes well, a 30-year surface right and an annual fee. The last piece concerns the agreement for public uses inherited from the 1980s agreement signed by the Municipality and Carisbo. The dialogue with the Municipality’s Sports sector has already been started by the Spaniards. There is a draft agreement – on timetables, disciplines, subjects – to quickly arrive at a definitive solution that perhaps also improves the access windows for pre-existing non-members. This is the least worrying item of the entire project.
