The non-residential market is growing during 2023, with a significant increase in the shop segment (40 thousand units traded last year, approximately 1800 more than in 2022, + 4.5%). Sales of offices (-1%) and production properties (-3.8%) are decreasing. This is stated in the 2024 Non-residential Real Estate Report, drawn up by the Revenue Agency and the Italian Leasing Association (Assilea)

Stores

The stock of the real estate units registered in the Land Registry in categories C/1 and C/3, which includes properties used for shops and laboratories, will number over 2.5 million units on the national territory in 2023. Over a quarter of the total real estate units are concentrated in the South (27.2%), followed by the North West (24%) and the Center (21.9%). More than 40 thousand units traded in 2023, an increase of approximately 1,800 units compared to 2022 (+4.5%). The most significant rates of change are recorded in the Islands: +8.3%. The average reference price, equal to €1,426/square meter at a national level, shows an increase of 0.6% over the year.

The offices

In 2023, just over 628 thousand real estate units of the office type were registered in the cadastral archives, corresponding to the cadastral category A/10 (offices and private studios). Just over half of stock of offices are located in the Northern areas (almost 53%), approximately 21% in the Center and the remaining 26% is divided between the South and the Islands. As for sales, after two years of growth in 2023 they fell by 1% compared to 2022, with 13,263 units exchanged. The average price of the sector is also decreasing, equal to €1,311/square meter (-1.3% compared to 2022).

The production sector

In categories D/1 and D/7, largely attributable to the production sector, almost 822 thousand units are registered in the Land Registry, of which almost 60% are located in the Northern area. After the significant recovery noted in 2021 and the rise in 2022, in 2023 the production sector market recorded a negative change in the number of transactions (-3.8% compared to the previous year). The average annual reference price is equal to €450/square meter (-1% compared to 2022).

Real estate leasing

L leasing it is a financial service that is mainly aimed at the business world, especially small and medium sized ones. At the end of 2023, 9.7% of Italian companies had a contract leasing in place while during the same year 2,713 contracts were signed for a value of 2.8 billion euros. After the slowdown observed in 2022 (-3.4%) 2023 closed with +0.5% in terms of value of new contracts, against a contraction in the number of operations compared to the previous year (-13 ,8%). If we focus on the “new contracts”, the prevalence of industrial properties emerges – both in value and number of contracts – followed by commercial ones.
