TO Tax Todaythe online magazine of the Revenue Agency, was asked: “How long have the benefits for the purchase of a first home by those under 36 been extended?”.

In providing its response, the Tax Office explained that for the benefits introduced by Sostegni-bis decree in favor of young people under 36 who buy their first home, in reality, no real extension has arrived. The IRS then clarified that the law decree n. 215/2023specifically article 3, paragraph 12-terdecies, “simply admitted to benefit from the tax benefits those who have not managed to stipulate the definitive purchase deed by 31 December 2023, but who, on the same date, they nevertheless signed and registered the preliminary contract”. Interested young people who meet the requirements required by law, as underlined by the Tax Office, to be able to request the benefits they will have to sign the definitive deed by December 31st.

Finally, the tax authorities clarified that those who signed the purchase deed before the entry into force of the new provision – therefore between 1 January 2024 and 28 February 2024 – are granted a tax credit, equal to the taxes paid in excess, which it will be able to use in 2025.

First home benefits under 36, what are the requirements

According to the provisions, the first home bonus under 36 was reserved for young people who:

  • are under the age of 36 at the time of the deed;
  • they do not own the rights of ownership, usufruct, use and habitation of another house in the territory;
  • they do not have another property purchased with the home grant;
  • have residence in the municipality where the property is located;
  • have an ISEE not exceeding 40,000 euros per year.
