The search for one House for rent is becoming more and more complex. Despite a recovery in the stock of properties on the market, in fact, in the first quarter of 2024 there was a +5.3% increase in the average rental price in Italy. idealista/data has examined the current market situation under a magnifying glass to highlight the most expensive and most popular places in Italy to rent a house in the first quarter of 2024. Let’s discover the picture that emerges from the report.
The study, in detail, focused on adverts published on idealista, leading real estate portal for technological development in Italy. The report examined the data available for Municipalities that have advertisements with an asking sales price, on average, higher than 875 euros/m2 and for which there is a stock of advertisements of properties for sale of over 975 units on idealista ( and more than 50 for rent).
Thanks to this analysis it was possible to draw up the ranking of the 100 municipalities that generated the most leads (measured by the relative demand index) and those in which the average rent it is taller. Let’s find out where the rental market is in Italy.
The most expensive places to rent a house
The most expensive municipality in Italy for those looking for a house to rent in the first quarter of 2024 is the same as in the previous survey and also coincides with the most expensive one to buy a house: Forte dei Marmi, where it takes on average 5,853 euros per month (in line with the previous survey). A request that confirms the exclusivity of this Versilia location with a very strong tourist vocation.
The podium is completed by two other places of great tourist attraction, which is why i rental fees appear to be very high on average. This is another municipality in the province of Lucca, Pietrasanta (3,640 euros per month on average) and Riccione (3,613 euros per month).
It stops immediately below the podium we find Cervia (2,390 euros per month), followed by Camaiore (1,937 euros per month). Also entering the top 10 are Florence (1,842 euros per month), Milan (1,627 euros per month), Venice (1,599 euros per month).
Rome is only placed in seventeenth place in this special ranking (1,278 euros per month). While the Most expensive municipality in Southern Italy it is Naples, which occupies 25th place in the ranking, where an average of 1,058 euros are spent per month to rent a house.
The most popular places to rent a house
Furthermore, idealista/data has implemented a relative demand indicator, which summarizes the pressure of demand on supply in each area of Italy for the rental homes segment. The indicator is based on the number of leads (contacts via email and shares) received per ad.
According to theindex of related questiondeveloped by idealista/data, the greatest request of houses for rentIn the first quarter 2024, is concentrated in Forlì, which totals a score of 42.2. They complete the podium of the ranking most requested municipalities Cesena (42.1) and Bolzano (40.7).
The Municipalities that total fewer searches for rental homesaccording to the relative demand index, are Alassio (3.7), Agrigento (3.2), Riccione (2.3), Marsala (2.2), Catanzaro (2.2), Cervia (2) and Forte dei Marmi (1.5).
