Istat has released the data on inflation recorded in March 2024, the findings show a +1.2% compared to 12 months ago. The FOI index it grows at the exact same pace as the national consumer price index (still 1.2%). This will translate into an increase, albeit limited compared to what happened a few months ago, in the rents of tenants who have annual rent renewal. On average, in Italy, you will have to pay around 8 euros more per month (and 96 euros per year). Let’s find out how much rents increase depending on the different Italian cities.

The burden of inflation, for those who have the adjustment of rents annual, translates into one of the most tangible effects on the finances of Italian families with this type of rental contract. The most significant increases are those that Milanese tenants will have to deal with, who will see their monthly rent increase by 23 euros more per month compared to last year. In Rome, however, the monthly increase will be 13 euros on average.

This is the picture that emerges from an analysis by idealista, the leading portal for technological development in Italy, which has calculated how much the increase in inflation will have on the adjustment of rental contracts for a three-room apartment based on the Consumer Price Index updated and published by Istat. The increase in inflation directly affects rental contracts linked to the FOI index, i.e. those that provide for duration formula 4+4.

The report focuses onanalysis of the average rents requested in the three-room apartments for rent advertisements published on idealista. In fact, this property size was specifically chosen for the study because it is the one most requested by families, the category on which the increase in inflation weighs most.

In Italy, the rent for a house with three rooms, as recorded in March 2023, was 700 euros per month. Tenants who have the annual adjustment calculated with the FOI inflation index of March 2024, therefore, will have to pay 8 euros more per month on average, but with distinctions, even significant ones, depending on the geographical area.

The situation, in fact, changes significantly depending on the city examined (the report focused exclusively on the capitals and not on the provinces due to a much more substantial database) and on the average city rents.

The tenants who will suffer the most significant increases in rent are those of Milan (+23 euros per month and 276 euros more per year). This is easily imaginable if we consider that the Lombardy capital is also permanently the one with the most expensive average rent in Italy.

Rents will increase by 15 euros per month (180 per year) for tenants who have the annual renewal of their rent residing in Venice. In Florence the monthly increase will be 14 euros per month (and 168 euros more per year). While in Bologna, Rome and Como the increases will be around 13 euros per month (and 156 per year).

Among the capitals of the South, we note the increases of 10 euros per month recorded in Naples, Salerno and Cagliari. More generally, modest increases (no more than 5 euros per month) have been recorded in several Italian capitals.
