Yeldo has reviewed its strategy and decided to focus significantly onThe luxury homes market in Italy. The European group, which specializes in raising capital for institutional-level real estate transactions and is consolidating its position in the real estate high-end, therefore opts for an operation very similar to the one already started in the luxury sector Spain.

Yeldo focuses on luxury homes in Italy

The commercial operation carried out by Yeldo in Italy started with the capital increase of 10 million euros of a leading Italian group which, for over 40 years, has been active in Europe in the real estate sector with a focus on luxury and retail. This sum is aimed at the development of six villas in Bolgheri, in Tuscany. The luxury homes have a total area of 10 hectares and each comes with a swimming pool and a private beach. Then 15 hectares of forest and three of vineyard are added, with the overall project having a value of 60 million. Modernization works will be carried out on these properties, with the completion currently set for the first quarter of 2026.

Yeldo’s exit strategy in Spain: anticipated returns

The operation of Yeldo in Italy recalls, in part, what has already been done by the European group in Spain where it ended with a early exit strategy the operation from 9 million euros for the development of a luxury hotel 5-star in the Priorat wine region, Catalonia. Only 12 months passed from the moment of raising the financing necessary for the realization of the project to that of the returns. Sponsor of the Spanish real estate operation was The Stein Groupa leading European operator in the field of luxury hotel development and management.

The Priorat luxury hotel structure was inaugurated in June 2023, and consists of 24 suites with exclusive services, such as an infinity pool, gourmet restaurant, five bars, wine bar, equipped spa and library reserved for guests.

As Antonio Borgonovo, CEO and founder of Yeldo Group, on the successful outcome of the operation conducted in Spain by his group: “We are very satisfied with the early closing of the operation in Spain, which led to a return for our investors in a short period of time . This result demonstrates the solidity of our investment strategies in the luxury real estate market, despite complexities such as inflation, rising interest rates and an ever-changing geopolitical framework. Furthermore, the high-end real estate offers the opportunity to participate in prestigious projects that enhance the real estate and cultural heritage of the regions in which we operate”.

Luxury real estate market: an opportunity for Italy

Although this is an extremely niche segment of the real estate market, the luxury homes represent a great opportunity forItaly. Interest in this type of property is in fact constantly growing, with sales increasing by 9 percent in 2023 alone compared to the previous year. Even the choice of Tuscany as the goal of the new strategy Yeldo it’s not random. The Region, as recalled by Antonio Borgonovo “is the second in Italy for the presence of luxury properties and over 70 percent of buyers come from abroad”.
