A house for rent in Milan is increasingly becoming a luxury, according to the analysis conducted by Idealista in April, the average price per square meter amounts to over 23 euros. Here is the list of the most expensive cities and regions

According to the latest analyzes conducted byIdealista Research Officein the last month, (April) the average rent recorded in Italy saw an increase of 2.3% bringing a steady increase in domestic housing rents and a difference of 13.1% more compared to the same period under review referring to the previous year (2023).

In general, the average value of national rentals rises to 13.5 euros per square meter but the Lombardy capital he went further with his 23 euros per square meterthus becoming the most expensive city in Italy on rent. The Lombardy region is in second place in this sense, with Valle d’Aosta worse than it.

Expensive rents: the most expensive regions in Italy

For landlords the region Valle d’Aosta remains, among all, the most expensive with an average of 21.2 euros per square meter per month. On the podium, the region follows in second and third place respectively Lombardy and Tuscany, with values ​​of 18.7 euros and 17.7 euros per square meter.

The region, however, remains the cheapest Molise with an average cost of 6.4 euros per square meter. With similar values, two other regions of Italy considered economical by future tenants. We are talking about Basilicata (7 euros/m2) and Umbria (7.1 euros/m2). In April compared to the previous month, only 4 regions have brought negative variations and therefore drops in rents:

  • Molise (-2.7%),
  • Trentino-Alto Adige (-1.8%),
  • Emilia-Romagna (-0.9%),
  • Sardinia (-0.4%).

All the other regions showed, on the contrary, higher increases to the national average over 2.3%. Among these we find:

  • Calabria (6.7%)
  • Valle d’Aosta (6.3%),
  • Liguria (4.1%),
  • Lazio (3.7%),
  • Piedmont (3.5%),
  • Tuscany (3.2%),
  • Marche (2.9%),
  • Friuli-Venezia Giulia and Veneto (both 2.8%),
  • Puglia (2.4%).

This growing trend is more evident in areas with reduced supply, and where, therefore, high demand affects rental prices. To give some examples, the province of Arezzo saw an increase of 22.3%, while Fermo recorded an increase of 15.8%, followed by Udine (13.2%), Cosenza (10.4%), and Sassari (10.3%).
As for the prices, the provinces of Lombardy are confirmed as the most expensive cities: Lucca (30.4 euros per square meter), followed by Belluno (29.7 euros/m2), Milan 23 euros per square meter and Brescia with 14.2 euros per month.

As regards the Italian capitals, there was growth in rents in April with increases in 49 cities. The main increases occurred at

  • Venice (6.4%),
  • Livorno (5.9%),
  • Arezzo (5.3%).

Milan remains the most expensive capital of Italy, with an average value of 23.3 euros per square meter, keeping prices constant compared to the previous month (March). After the Lombard capital, in second and third place are Florence respectively with 20 euros per square meter, and Venice with 18.9 euros per square meter. Fourth and fifth place for Bologna and Rome with 17.5 euros and 16.5 euros per square meter respectively. Finally, the cheapest rental homes are found in southern cities with:

  • Caltanissetta (4.7 euro/m2),
  • Agrigento and Cosenza (both 5.5 euros/m2).
