The cost of houses in San Teodoro and Porto Cervo.
According to the latest survey by Real estate scenarios for Il Sole 24 Orehouse prices in Italy’s holiday resorts have increased by 17% over the past five years. The locations with the largest increases include Porto Rotondo with the +24%followed by San Teodoro with the 21,2% e Porto Cervo with the 18,8%.
Mario Breglia, president of Scenari Immobiliari, attributes this increase to a post-pandemic recovery, a growing preference for living outside the city and interest from wealthy foreign buyers. Despite a general decline of sales in 2023 compared to 2022, purchases of second homes for personal use or investment increased.
Most purchases of holiday homes occurred without mortgages (87.9%), and the component of foreign buyers grew to 13.5% in 2023. The main age groups of buyers were those between 45-54 years and 55-64 years, with a increase in average age compared to previous years.
