Domani 9 maggio gli inquilini del Pio Albergo Trivulzio saranno in presidio in via Antonio Tolomeo Trivulzio, in occasione dell’incontro tra i sindacati degli inquilini e Francesco Paolo Tronca, Commissario Straordinario del PAT.

Tronca’s first meeting with the tenants’ unions is scheduled for 4 pm SICeT, SUNIA And Tenants Union. The meeting was requested by the unions following the organisation’s decision, authorized by the regional council, to start the process of establishing a real estate fund together with Invimit SGR, to which the organisation’s assets will be invested.

A delegation of tenants of the institution’s buildings will be present in front of the Trivulzio to support the union representation.

The tenants and unions report that they are extremely worried as they believe that the establishment of the fund is configured as a real process of privatization of the assets, implemented through the transfer of ownership of the properties to a private entity which institutionally must produce a return to be shared to investor members.

According to SUNIA (National Union of Tenants and Assignees), the management of the institution’s real estate assets is already not at a loss, and the annual profit in the budget is around 2.5%. The fees in most cases are considered by the union to be anything but negligible, and indeed often disproportionate compared to the maintenance conditions of the buildings.

In most cases, the tenants are elderly people and families with medium-low incomes, who already struggle to pay the rent and who would not be able to handle further increases in rent, nor would they be able to find other housing solutions in Milan or in the area. subway.

SUNIA and the other unions declare:

We know the serious economic and financial situation in which the institution finds itself, and the possible repercussions on workers and on essential services provided to the city, but thinking of solving Trivulzio’s budget problems by passing the costs on to the tenant would not only be socially unfair , but it would not even solve the structural problems of the institution’s management. It would only contribute to the processes of expulsion of residents from the city and in particular from its central areas, changing the function of a heritage which, if well managed, could instead represent a hub of housing at a bearable rent in a historical phase in which the costs of private rentals they are constantly growing and force many citizens not to be able to live in Milan and in the municipalities of the Metropolitan Area.

The tenants of the Pio Albergo Trivulzio have formed a coordination together with the SICeT, SUNIA and Unione Inquilini unions to defend their rights. They express their opposition to the establishment of the fund and ask:

  • that before the possible establishment of the fund a discussion is opened with the tenants, the trade union organizations that represent them and with the Municipalities where the properties are located, that the positions expressed by them are also taken note of and that there is in any case maximum transparency ;
  • that the application of the Agreed Fee must be maintained and extended within the assets of the Agreed Fee, proceeding immediately with the renewal of the supplementary agreement which expired at the end of 2020;
  • that expired contracts must be renewed immediately and that the organization does not unilaterally modify the “free-fee” contractual proposals already accepted, as is happening in many cases in recent months;
  • that administrative and management continuity of services and maintenance is guaranteed in this phase;
  • that fair rents are also applied for “free rent” contracts, which take into consideration the actual state of repair of the properties.
