Ex Tintoretto, funds half saved: 25 million euros arriving for houses in Sanpolino

The glass can be half full or half empty. It always depends on the attitude with which you look at things and what message you want to convey.

In this case that of the Lodge is positive. In fact, it was enthusiastically welcomedapproval by the Pinqua High Commission (National Innovative Program for the Quality of Living) of plan B proposed by the Municipality to save part of the funds originally intended for Tintoretto. In the city 25 million euros will arrivewho will come used for the construction of 69 homes – divided into three buildings – in the area next to the Orthodox church in the neighborhood Sanpolino.

However, it remains openbut still surrounded by heavy unknowns, theRedo’s commitment Of create 270 homes according to an agreement signed but never honoured.

«This is another project – explains the mayor Laura Castelletti –: it’s something different. We can talk about 25 million for social housing which brings us closer to our goal, which is to guarantee homes for the people of Brescia. There were even 5 million more recognized than those foreseen in the first Pinqua agreement. Anyone who says we lost 17 million is wrong. If anything we managed to guarantee 25 out of the 42 that risked being irretrievably lost. The biggest challenge now is completing the works in a short time.”

What will be accomplished

The intervention will be carried out on aarea of 5,550 m2 already owned by the municipality and will start in early 2025with the end of the works – entrusted for now to Brescia infrastructure – set at March 31, 2026: binding date to be able to maintain the Pnrr funds.

«Three five-storey buildings will be built outside – specifies Marco Baccaglioni, general secretary of the Municipality -. There will be two-room, three-room and four-room apartments, and on the ground floor spaces reserved for services. There will then be approximately 2,200 m2 of outdoor area.”

The three structures will be identical (five apartments per floor, for a total of 23 units per building) and each will have an elevator, while the parking spaces will be located outside: the Loggia has chosen Sanpolino, served by the subway, also to overcome the classic accommodation/garage relationship and pursue greater environmental sustainability. To optimize times, the three construction sites will be autonomous.

«This project confirms the great attention that the Administration places on housing – underlines the councilor for Public Works Valter Muchetti -. It is not easy to combine ideals with pragmatism: today we can say that an important intervention will take shape in the coming months. For us this is a priority and the municipal machine will work to achieve it.”

The area of the former Tintoretto

However, Mayor Castelletti confirms that for theTintoretto area the first agreement with Redo remains in force dated 11 March 2021, which provides for the construction of 270 apartments to be allocated 2/3 to subsidized rental and 1/3 to subsidized purchase.

The choice to present the new project in Sanpolino depended precisely on Redo’s decision not to sign the draft document which would have allowed the initial operation to proceed. «We have two different visions on the issue – comments the councilor for Resources of the municipality Marco Garza –: for the Municipality and our consultants the intervention must be managed and governed in its entirety according to the rules governed by the Contract Code; for the company, however, it must be classified as private in the executive phase, thus eliminating the application of the Code”.

Redo still has time to comply with the agreement and the Lodge has already communicated its willingness to sit around a table and discuss its terms.

L’the objective remains that of guaranteeing the greatest number of accommodations for the people of Brescia (an estimate of 600) among which the 270 signed «Redo» instead of Tintoretto are also counted.
