Building in via Fratelli Bandiera: the project

The project is configured as a renovation of existing buildings with demolition, reconstruction, expansion and increase of real estate units as well as arrangement of the related uncovered areas. The areas owned by Mattea srl ​​are those within which the interventions envisaged by the implementation plan will be carried out. They currently consist of two buildings, both dating back to the early 1900s and certified along Via Fratelli Bandiera and in the related uncovered areas located inside. The buildings consist of a main construction spread over three floors above ground for residential use. The properties – we read in the illustrative technical report – do not present any characteristic of architectural value and have been abandoned for some time now with structural problems.

Ten floors with cellars and garages

The new building that will be built is spread over 10 floors above ground of which the first and part of the second will be used for ancillary rooms such as cellars and garages, the ones above for residences. The desire not to foresee works below the ground is dictated by the particular hydrological situation of the sediment areas, characterized by the presence of water from the low surface layers. The volumetric composition is therefore articulated with a building characterized by residential use with vertical development on eight floors above ground in correspondence with the central part and on two further floors in correspondence with the northern attack.

Production times

The implementation of the provisions of the Pac is dictated by the technical times strictly necessary for its approval and their subsequent implementation in conjunction with that of the entire planned intervention. In more detail, two phases can be distinguished: the first expected to last approximately 4/6 monthsconsisting of the time necessary for the approval and stipulation of the relevant agreement, the second is expected to last approximately 12/24 monthsconsisting of the time necessary for the contracting of the works and execution of the planned works.

Parking lots

This is perhaps the worst problem. Yes, because the implementation plan does not provide for the transfer of areas to be used for greenery or parking. Instead, thanks to the adjustments between public property and private areas owned by the proponents, it identifies a redefinition of the existing road limit along Via Fratelli Bandiera, with the consequent implementation of urbanization works with deductions. The works were identified in a brushed concrete pavement along the entire road section affected by the intervention, the resurfacing of the asphalt and the arrangement of existing wells, including the construction of new road drains for better water flow and the resurfacing of horizontal signs and vertical. No technological networks or other infrastructure works are planned.
