Demand today is distributed across multiple adverts, given the drop in supply, increasing sales times, it still sells well but over several weeks. «The interesting fact is that discounted ads are decreasing, an indication of market effort», underlines the interviewee. In general, however, the customer is more selective.

Intini is keen to reduce the decline in sales, which – he says – have just started to contract. «2023 was the first year of decline – he explains – and even if it is now difficult to make forecasts for 2024, I believe that we will exceed the units sold last year. Although the forecasts may be more realistic when the data for the first quarter of 2024 are released.”

Capital municipalities in difficulty

At a national level, home sales decreased especially in the capital municipalities, where the drop was 4.7% (around 3 thousand fewer homes exchanged compared to the fourth quarter of 2022), but also suffered a decline in non-capital municipalities, -2, 7%.

And in the eight largest cities by population? Here the negative annual trend variation was 5.7%, slightly higher than the national figure: there were approximately 1,800 fewer homes purchased in the fourth quarter of 2023 compared to the same quarter of 2022. The highest drops were recorded in Florence and Rome, respectively -8% and -11 percent. Followed by Turin (-3.2%) and Bologna with a decrease of 5.7%. In Milan and Naples the decrease was 2.3% and 2.7% respectively; finally, the decrease was more limited in Palermo, which recorded a change of -1.6%.
