Buying a house represents an important step that involves considerable expenses, in addition to that of the property itself and not everyone has the financial security to face it. For who in 2023despite the trend of the real estate market and that of mortgage interest rates has decided to take this step, a tax benefit not indifferent.

In Italy, those who decide to buy a house to live in have always been protected: in addition to the tax breaks provided at the time of purchase (first home discounts) a partial reimbursement of expenses incurred for the notary, for the real estate agency and for the interest on the mortgage.

Bonus of up to 190 euros for real estate agency expenses

In most cases, when you buy a property you use the help of a real estate agency. This service has a cost that has a huge impact on the expenses to be incurred because the commission of the real estate agent applies to the sales price and can vary from 2% to 5%. This is an expense that is borne by both the buyer and the seller. If you think, in any case, about purchasing a house at a price of 200,000 euros, even with a 2% commission you are talking about 4,000 euros (which becomes 10,000 in the case of a 5% commission).

The tax law allows you to bring in deduct this expense when incurred for the purchase of the main residence, but not on the entire amount, but on a maximum threshold of 1,000 euros. This translates into a tax discount of 190 euros from the Irpef which can only be enjoyed by those who face the burden of buying a house to live in (in the case of expenses incurred for renting a house to live in, however, the deduction is not available).

Bonus of up to 760 euros to pay the notary

Another expense that weighs heavily on the wallets of property buyers is the one to be incurred for the notary’s fee who stipulates the purchase deed. The notary fees are borne solely by the buyer. It should be underlined that there are no fixed rates for notary expenses (abolished by the “Cresci Italia” decree of 2012 to encourage competition) and in fact it is a charge whose amount is known only at the moment in which you request a estimate and which may vary from one professional to another.

Obviously the cost also varies based on the purchase price of the house and the possible presence of a mortgage loan which increases the cost of the contract. It should be kept in mind that the notary fee does not all go to the professional but also includes the registration tax, the mortgage tax and the cadastral tax.

Normally for the purchase of a first home which provides tax breaks, the cost can vary from 2,000 to 5,000 euros (in any case, due to the presence of taxes the expense varies based on the purchase cost which, the higher it is and more will result in greater expense).

There is also a provision for notary fees deduction at 19% of the cost incurredbut up to a maximum expenditure of 4,000 euros which translates into a tax discount equal to 760 euros.

Bonus of up to 760 euros per year for those who take out a mortgage

For those who have signed a mortgage loan to support the purchase of the main home, a tax break is provided which helps in supporting the burden of interest. The tax legislation, in fact, allows the purchase of a property intended for the home of the buyer and his family unit 19% deduction of the interest expense on the loan paid to the bank.

This is a benefit linked only to the mortgage loan, i.e. the one that requires the mortgage of the property as collateral. The deduction is recognized for a maximum charge of 4,000 euros and translates into a reduction in the Irpef due equal to 760 euros per year.

Bonus up to 1,710 euros, when is it due?

For those who purchased a house in 2023 to be used as a main residence by supporting the cost of the notary, the real estate agency and taking out a mortgage loan, they are entitled to a bonus that reaches up to 1,710 euros. How is this figure obtained? Assuming that the notary has been paid from 4,000 euros upwards and that the interest payable on the mortgage is equal to or greater than 4,000 euros, the 190 euros due for the real estate agency deduction are added to the 760 euros recognized for the deduction for the expense of the notary and the 760 euros foreseen for the deduction of interest expense on the mortgage.

How do you get this bonus? The tax deduction is recognized in the tax return by indicating in Table E the expenses incurred (and supported by the documentation certifying them and the traceable payments with which they were paid) and a tax discount (or refund) is obtained in adjustment of 730 or the Income model.
