The start of works for the urban regeneration of the air known as Pp1 or Ex Gasometro, one of the most important 19th and 20th century infrastructures of the city located between the railway station and the city center, is expected by the end of 2024.

The intervention is preparatory to the realization of an ambitious project which has already involved two important names in Italian architecture: Studio Cino Zucchi Architetti, which created the urban regeneration master plan and Studio Stefano Boeri Architetti commissioned by the Municipality of Padua prepare the new Intervention Plan. The start of construction works is scheduled for 2025, which will kick off the rebirth of a strategic area, abandoned for around 40 years, a link between the historic and modern city. The owners and implementers of the project are the Consorzio Stabile Pedron and Tiemme Costruzioni Edili. The Gabetti Group has followed the project from the beginning, primarily supporting the property in the co-creation of the urban regeneration real estate development, starting from the feasibility study (Highest & Best Use Analysis) carried out by Patrigest. Gabetti Home Value, a department of Gabetti Agency focused on new residential constructions and subdivisions, and the territorial headquarters of Padua, was subsequently tasked with coordinating and supporting the marketing and communication strategy of the new neighborhood as well as for the marketing of both the residential part both commercial and management.

Project

The overall volume of the area subject to redevelopment is 140 thousand cubic meters: 70 thousand residential cubic meters, 30 thousand commercial/office cubic meters and the remaining 40 thousand cubic meters concern the development and marketing of a student residence belonging to another operator. «This project falls within the strategic context of urban regeneration and territorial valorisation. The intent is to give citizens a new place thanks to the recovery of an abandoned area which, by virtue of its different uses, will become an attractive element in the city and the surrounding area, with real living spaces for the community. Parco Antenore, among the protagonists of the transformation of Padua, will also bring benefits both in terms of jobs, attraction of investments and increase in real estate value.
