The average sales prices in 2023 amounted to 7,200 euros per square meter in the central areas, 3,350 euros per square meter in the semi-central areas and 2,420 euros per square meter in the peripheral areas. Estimates for the end of the current year indicate an increase in prices of over five percentage points in the central and semi-central areas, and by four points in the peripheral areas.

A market in which the former railway yards, capable of providing adequate responses to the new social and economic demand, can redesign the development of the city in a polycentric and socially and economically attractive way.

The “Napoli Porta Est” project focuses on the areas of the former FS freight yard of Corso Lucci and Porta Nolana. For the implementation of the project, last 09/11/2023, the Campania Region, the Municipality of Naples, EAV, the Italian Railway Network and FS Sistemi Urbani signed a Program Agreement which provides, among other objectives, an international design competition for the drafting of the overall Masterplan of the interventions, including the design of the new Headquarters of the Campania Region at the former freight yard.

The “Napoli Campi Flegrei” project is aimed at the west of the city and provides for infrastructural strengthening with the creation of the L2-L6 modal interchange, through the construction of the new stop and depot of the L6 metropolitan line, and the simultaneous regeneration of the railway areas disused owned by the FS Italiane Group.

To date, the technical-administrative process is underway for the signing of the Program Agreement between the bodies involved which envisages, among others, the creation of the new infrastructure serving the L6, the new Parthenope university campus and the definition of the new area urban.
