The cost of rent in large cities, particularly in Milan, continues to grow. Facing the monthly expense of the house has become too burdensome a commitment for many. One of the alternatives, which has been discussed for at least a decade, is the possibility of living in the province, often in larger solutions at the same price or at much lower costs, and with a different quality of life. The Research Office of Locate took into consideration the provincial cities connected to Milan by rail up to an hour’s journey away, considering the fastest train, and checking how much it costs to rent to live there compared to the capital.
Living in a three-room apartment an hour from Milan: how much does it cost?
For it to really be worth living an hour from Milan, the necessary condition is that relating to connections, especially rail ones, which must have characteristics of speed and reliability, in order to reach the workplace in the capital in a short time and in conditions of minimal stress. The housing solution taken into consideration by Locare is therefore that of locality an hour by train from the capital, with median characteristics compared to the reference rental market, i.e. a three-room apartment with a surface area of 120 square metres. For an apartment of this kind, in average living conditions and furnished, rented with a regular 4+4 contract, the monthly rent is on average 2,700 euros, for an average rent which in the city is equal to 22.5 euros per square meter.
Rent a 120m2 house in Pavia, Lodi and Como
Alternatively, provincial capital cities connected to the metropolis by train, from station to station, within an hour’s journey are considered. From Pavia to Milan it takes approximately 27 minutes by train. The average rent in the city is around 10 euros per square meter. Therefore, 1,200 euros per month are needed for the three-room apartment with a surface area of 120 square meters taken into consideration.
To reach Milan from Lodi It takes about 30 minutes. The average rent here is 9.5 euros per square meter. The monthly rent for the typical apartment is therefore equal to 1,140 euros.
The time it takes to get to Milan from Como it is 36 minutes. The average rent on the lake shores is 14.5 euros per square meter. The monthly fee for our example is therefore 1,740 euros.
From Brescia it takes 38 minutes to get to the station. Here the average rent in the municipality is 10 euros per square meter and therefore the monthly rent is 1,200 euros.
From Varese in Milan it takes just over 50 minutes. The average rent for a square meter in the municipality is 10.15 euros. The rent for the house taken as an example is therefore equal to 1,260 euros per month.
Renting a house outside Lombardy
To get to Milan from Novara by train it takes at least 45 minutes. Rents in the province cost on average 8.6 euros per square meter. The monthly rent for the three-room apartment is therefore equal to 1,032 euros.
Finally, Piacenza is just a train ride away from Milan about 56 minutes. In the Emilian city the average rental cost of a square meter is 8.5 euros; the rent for the typical house is 1,020 euros per month.
