Is opening the windows and seeing the glow of the Madonnina in front of you priceless? Not really, on the contrary, a house with a view of the Duomo it’s expensive: well 3 thousand euros per square meter more than a house with a Colosseum view. This is what the latest survey by Immobiliare.it Insights reveals, which analyzed the prices of homes in the immediate vicinity of main Italian monuments to find out which attractions have the greatest impact on price trends per square meter.

Methodological note

The study was conducted by Immobiliare.it Insights, the proptech company of the Immobiliare.it group. The analysis compared the house prices within a 10 minute walk of some of the main Italian monumentsthat is to say:

  • the Milan Cathedral;
  • the Colosseum in Rome;
  • Ponte Vecchio in Florence;
  • Piazza San Marco in Venice;
  • the Verona Arena;
  • the Mole Antonelliana in Turin;
  • the “leaning” Tower in Pisa.

The study compares the average values ​​of houses in each city with those found near the monuments considered.

How much does it cost to live near great monuments?

The Milan Cathedral is unattainable: to buy a house less than 10 minutes walk from the Madonnina you need, on average, 9,747 euros/m2, 81.7% more than the average price of the Municipality (5,364 euros/m2, the highest in Italy) and over 3 thousand euros more than the average cost of a house with a Colosseum view. In fact, to live near the arena symbol of the Roman Empire you need 6,427 euros/m2, compared to 3,359 euros/m2 in the rest of the capital. In Rome, however, the most significant variation is recorded between properties near the great monuments and the rest of the municipality: the gap between houses near the Colosseum and the rest of the city is equal to 91%.

Going down the ranking, we meet Florence: to live near the Ponte Vecchio you need 5,871 euros/m2, +40.2% compared to 4,187 euros/m2 in the rest of the Tuscan capital. TO Venice a house near Piazza San Marco costs on average 5,289 euros/m2, +65.6% compared to 3,192 euros/m2 in the rest of the Serenissima.

What are the cheapest monuments?

Among the most “cheap” monuments we find the Verona Arena, with an average of 4,582 euros/m2the Mole Antonelliana in Turin, with 3,098 euros/m2And the Tower of Pisa, with 2,900 euros/m2.

But precisely in the city of Romeo and Juliet there is one of the most significant variations between the municipal average and the price near the tourist attraction, since the delta is 78.5% (the Veronese average for properties for sale is 2,564 euros/m2. Not even the difference recorded in Turin: +59.2%. It has a decidedly less impact the Leaning Tower, which raises the price “only” by 11.5% compared to the rest of the properties for sale in Pisa.
