Demolition begins in San Domenico: here’s what will be born

The demolition of the first two buildings in San Domenico in Udine is underway.

Heavy demolition work with mechanical means began today in Udine on the first two buildings of the eight that make up the first lot of the PINQuA urban regeneration project in San Domenico. The agent company of the Temporary Business Grouping Ennio Riccesi Holdingtogether with the subcontracting company Gestecoin the previous two months it concluded the remediation phase of the artefacts containing asbestos and subsequently dealt with the demolition interventions (defined as strip-outs) concerning the dismantling of windows, fixtures, gutters, additions and various façade elements, carried out by hand by specialized operators.

The first two blocks therefore they are subject to demolition from today, while the other six will see the same preparatory operation, before being subject to subsequent demolition. The operating company has limited the inconveniences as much as possible, for example by using fog cannons to reduce dust. The total intervention amounts to almost 13 million euros (12,871,946.85 – of which €480,920.47 for safety costs) and concerns the construction of the new residential building complex linked to PNRR funds.

Demolitions and reconstruction.

Demolitions will continue until the end of June for the north side buildings. Each completed demolition will be followed by the part relating to new buildings and foundations, to complete the project, unfinished, in 2025. The definitive delivery of the construction site will take place, as per the times of PNRR, in 2026.

The considerable extension of the intervention area allows the contractor’s operations to be doubled: in the area where demolition begins today (north front on the green area side) the excavation and construction works of the foundations will begin during the month of June , while at the same time the demolition operations with mechanical means of the remaining buildings and common areas (parking lots, internal roads, etc.) will continue.

The municipal administration confirms the aim of the intervention which will regenerate an entire Udine neighborhood. In fact, the project features common spaces in which various services will be integrated, in addition to the apartments that will be managed by Ater and the five dedicated to possible living destined for the Piergiorgio Community. The intent is to give a new face to the area, now degraded, allowing an excellent quality of living but also development of a new, positive, community. The intervention will be accompanied by dialogue and discussion with citizenseven in the final phase, to establish the use of the common spaces, approximately 400 square meters located on the ground floor, in order to provide a useful service to citizens.

What will be accomplished.

Overall they will be implemented 73 new homes, capable of hosting a total of 186 inhabitants. The apartments are divided into 4 housing types: 2 studio apartments, 38 two-room apartments, 11 small three-room apartments, 15 large three-room apartments, 7 four-room apartments. Most of these will be entrusted toAter While 5 apartments on the ground floor south side they will be available to the Piergiorgio Community for possible autonomy projects aimed at people with disabilities. One of the apartments will be at the service of the others to guarantee assistance and organization of activities.

The project was medited still in the final stageto better meet the needs of the inhabitants. In particular the aapartments have been expanded, reducing the presence of studio and two-room apartments, increasing the number of larger apartments, guaranteeing better living conditions for the families who will be welcomed who will be able, in some solutions, to enjoy covered terraces and gardens.

The accessibility and usability of the area is guaranteed by two pedestrian paths that connect via Derna to via Della Faula, both externally and through the complex. Each apartment will be able to have a parking space available in the private north-side car park, which will be shaded by trees and low-trunk plants and which will be made of draining material to reduce the heat emanating from the flooring, as well as to respect hydrogeological criteria.

More two car parksone side via Derna (22 seats) and one via Della Faula side (15 places), will be public and at the service of inhabitants and guests. Via Della Faula will also be affected by a provision for the cycle path, to enhance and develop sustainable mobility, so much so that spaces for storing bicycles will also be provided within the complex. An ecological island will also be positioned outside the south side for the management of separate waste collection.
