Real estate market prices in the province of Trento are increasing. In March, an average of 11.59 euros per month per square meter were requested for residential properties for rent in Trentino, i.e. more than 800 euros per month for a 70 square meter house. Compared to March 2023, when the price per square meter was 10.97 euros, the cost of rent increased by 5.65%. The cost reached today for rental residences is the highest recorded in the last two years. For this reason, applications for the supplementary contribution to the rent that the public body provides to families with lower incomes explode when Itea accommodation is not available, i.e. in 90% of cases. In the first six valley communities that published the provisional rankings – Rovereto and Vallagarina, Alta Valsugana and Bersntol, Valsugana and Tesino, Val di Fiemme, Giudicarie, Val di Sole – the applications for rent contributions this year are 1,616, i.e. almost 200 more than last year, equal to an increase of 13%. Compared to two years ago, i.e. the data published in the latest Itea social report when the rental rankings included 1,297 applicants, applications have increased by 25%. If this trend is confirmed in Trento and in the other communities, which will publish their rankings within a few days, this year there could be more than 4,000 applications for market rent contributions, compared to 3,800 last year.
Support of 173 euros per month
Faced with the limited number of Itea accommodations available to satisfy applications – in 2022 public homes were assigned to a tenth of the 2,726 applicants – last year the Province increased the resources for the contribution to rent on the free market, which is the replacement measure for those who have the right to housing at a sustainable rent: it has gone from 6.9 to 7.9 million euros. The average monthly contribution is equal to 173 euros and in any case cannot exceed 300 euros. In 2022, there were 3,591 applications for rent contribution, of which 2,447 from Trentino and EU citizens and 1,143 from non-EU citizens. In 2023, requests have risen to around 3,800. This year in the first six communities that published the rankings, based on the applications submitted between September and November last year, there are 1,616 applications, of which 1,218 from Trentino and community families and 398 from non-EU families . In 2022 there were 1,297 applications, of which 898 from EU citizens and 399 from non-EU citizens. In practice the latter are stable, while the applications from Trentino and other Italians and EU citizens who reside in Trentino and have the requirements established by law are increasing.
The rent race
According to the Immobiliare.it portal, in the two-year period 2022-2024 the lowest price requested for a house for rent in Trentino, 10.24 euros per month per square meter, was reached in May 2022. If we consider that a medium-sized apartment for a family of four it is 70 square meters, with the prices of the Trentino real estate market an apartment of this size in May 2022 cost just over 700 euros, today it costs more than 800 euros per month. In the city of Trento, however, 11.67 euros per month per square meter are requested for residential properties for rent, with an increase of 4.66% compared to the same month of 2023, when we were at 11.15 euros. Rents vary depending on the area considered. The residences in the historic center are those with the highest prices. For rent in the central area in March this year, an average of 11.98 euros per month per square meter was asked for, 5.18% more than twelve months earlier. The cheapest area of the city is west Trento, where the price is around 9.83 euros per month per meter. In northern Trento a rental property costs 11.84 euros per square meter, in southern Trento 10.77 euros, in eastern Trento 11.36. In the historic center the highest rent was reached in August 2022 with 12.36 euros per square meter. The month with the lowest price was March 2023, with 11.05 euros.
