Milan confirms itself as the most expensive city in Lombardy not only for the purchase of a three-room apartment, but also for the purchase of a two-room apartment. According to the analysis conducted by Casa.it on the prices of properties for sale in November 2025, in the Milanese capital you need an average of 331,738 euros for a two-room apartment, a value that has no comparison among the other provincial capitals of the region.
The average price per square meter of two-room apartments reached 5,594 euros, with an increase of 4% on an annual basis. A more sustained growth than that recorded for three-room apartments, which in the same period recorded a more limited increase, around 1%. A clear signal of how smaller denominations remain particularly in demand, both by those who buy for a living and by those who invest.

As already happens with other types of real estate, even in the case of two-room apartments the price differences within the city are marked. In November 2025 we will go from an average request of around 192,000 euros in the peripheral areas to over 800,000 euros in the historic centre. The gap has widened compared to the previous year, when the gap ranged from 171,000 euros in the suburbs to 731,000 euros in the centre.
But what are, in detail, the most expensive and most accessible areas to buy a two-room apartment in Milan?
The most expensive areas to buy a two-room apartment
At the top of the ranking we find the Centro–Duomo–Brera area, which is confirmed as the most expensive of all. Here the average selling price of a two-room apartment exceeds 801,000 euros, with values per square meter around 12,000 euros and an annual growth of 13%.
This is followed by the Guastalla–Palestro areas, where the average price is close to 684,000 euros and the cost per square meter exceeds 11,300 euros. It is the area that recorded the most marked increase on an annual basis, with +21%. Third position for Corso Magenta, where a two-room apartment costs on average around 596,000 euros, with prices however slightly decreasing compared to the previous year.
Immediately below the podium is a group of highly sought-after central and semi-central neighborhoods. Porta Romana–Risorgimento, CityLife–Fiera–Lotto, Garibaldi–Isola and Arco della Pace–Sempione have average prices between 447,000 and 480,000 euros. In these areas the market moves differently: some record moderate increases, others slight declines, but they all remain at high levels.
They are also found in the same range Solari–Tortona–Washington, Buenos Aires–Porta Venezia and Cenisio–Sarpi, with values around 410,000–430,000 euros.
Going further down, we find neighborhoods such as Ticinese, Centrale–Repubblica, Città Studi and Navigli–Porta Genova. Here the average prices of two-room apartments fluctuate between 350,000 and 400,000 euros, with generally limited annual increases. They are areas appreciated for their good accessibility and the presence of services, often chosen by young couples and investors.

Where two-room apartments cost less
The widest segment of the market concerns areas where a two-room apartment costs between 200,000 and 300,000 euros. This group includes numerous neighborhoods, from Dergano and Bovisa in Lambrate, Bicocca, Lorenteggio, San Siro and Ripamonti. In many of these areas, significant price increases have been recorded, a sign of growing interest and a progressive closing of the gap with the more central areas.
Below the threshold of 200,000 euros only two areas remain: Baggio–Bisceglie–Olmi and Comasina–Quarto Oggiaro. Here the average price of a two-room apartment is around 190,000 euros, albeit with double-digit increases on an annual basis, confirming that demand is still lively.
